I really hope more developments of this scale flank Marine Drive in the future.

Dang I'd forgotten about that place. Does anyone here know when it switch to another hotel chain? The only old picture I've seen been able to find of it as the Blue Boy is from 1964 (obviously google maps doesn't go quite that far back... ).

It looked a lot better than the brown monstrosity that's there now. It's amazing how much colour can affect our impression of a building. Of course it probably needed a lot more exterior cleaning to keep it looking decent.

What a great improvement to that corner. I am perfectly okay with opportunistic rezonings like this, particularly when they introduce much-needed public amenities and residential body heat to an area. The quality of the project also establishes some high quality precedent for subsequent projects. In the long, long run, I fully expect Marine Drive to be unrecognizably transformed through infill, opportunistic rezoning, retail-commercial intensification, and the potential game-changer of a rail-based transit line (streetcar or LRT).

Were you thinking of new rail on Marine Dr or the existing rail line next to Kent Ave?

Personally, I'd use the north side of SW Marine (closing off the side roads, of course) - probably going to have to tunnel under Cambie and Knight, but the Kent ROW's got nothing but warehouses and big box stores, and I don't see that changing anytime soon.

Can Marine Dr stand to lose the lanes though - looking at google maps (and assuming there isn't going to be much road expansion anywhere in CoV, which is a pretty safe bet) I'd worry about it.

While Kent is only about a 5 min walk away, the line isn't owned by the city(s) or TransLink and I suspect they'd have to pay though the nose if there was any hope in hell of getting it.

The way it is now - your mileage may vary - most of the logjams are at Granville-Cambie and the Knight Bridge interchange (hence me suggesting underpasses); the rest is pretty smooth sailing. So if the streetcar/LRT is properly separated and high-capacity, and if growth is limited to highrises at the arterial "hubs" and townhomes/midrises along the street, things should be okay.
