Aside from the spandrel - which I don't even mind - the massing is great on this. Already very transformative for the riverfront, and bridging the gap to the north side of the rail tracks.

Drove under the overpass, the 4th New West tower looks a lot nicer from streetview than this.

In the last pic, it's like they ordered the wrong sized windows for the concrete opening.....
(but is it probably LEED compliance that required a smaller vision glass area?)

I sure hope that the back podium ends up coming together well and softens up. Right now the sheer size of the wall is pretty intimidating. To think that the original plan was a six story podium rather than four stories + amenity space on top! Looking at this I can't help but wish that the podium was one story shorter, or at least had the top floor set further back.

Overall I'm still really looking forward to this space. The connection to Skytrain, pedestrian breezeway, density, and extra retail should really enliven the space.
