Rezoning is closed. The height is set. Site Plan is an additional control that makes sure the development plan is sympatico with the as of right zoning. In this case, same owner, same plan that went through the rezoning process.

This is hardly an update, but this project will be going through it's second set of LPAT tribunals, on February 25th and 28th, 2019 (4 days and 7 days from now)

There was a preliminary report and than nothing for years. The developer would have appealed it to the OMB years ago if it was the city dragging its feet. Makes sense it falls on the developer for any delays . There's a lot of different documents to submit. It can't proceed to approval if the developer doesn't submit them all.

This and Residences of 488 were among a flood of proposals from around the same time many years ago, but nothing was heard of 481 for a long time until recently, while 488 went ahead and has now almost topped off.

i wish yorkville cluster was closer to yonge & Dundas Square, would have looked like Timesquare with all the tall buildings around it.

Oh, by all mean, it's already getting to be quite dense. Over to the east several projects like the Grid have come up, and more are planned like the Grand Hotel redevelopment. In the future there'll likely be more rising, like YSL, but there will be plenty of constraints as well.

Yorkville is fine where it is. A good distance from the commercial and financial centers.

Yonge Dundas will have a lot of big towers soon. YSL, coming and Aura already there. Chelsea redevelopment, Massey Tower, Grid, and Dundas square towers.

Both of them are in site prep already. Actually, I'm not certain about YSL. I've only heard about it, but haven't seen any pix yet...
