Lower Manhattan urgently needs more 1000+ft buildings. Something that doesn't make 1 WTC look so lonely. This building along with 3 WTC is a good start.

has this one as 9th tallest in city . .
2nd tallest downtown . .

City Council Grants Final FAR Approvals for FiDi Supertall, 45 Broad Street

When we visited the future home of the supertall at 45 Broad Street last fall, little work had been done since the groundbreaking ceremony. But now that the New York City Council has granted the final approval for three FAR (floor area ratio) zoning bonuses, things are expected to kick into high gear soon.

A Zoning resolution permitted these bonuses to be granted in exchange for improvements at the nearby J/Z Broad Street subway station. Two new street-to-platform elevators will prove highly beneficial to the rapidly growing Financial District community, as well as the city’s underserved disabled population. Turnstile improvements for the nearby Wall Street 4/5 subway station are also in the works.

The added floor area will be shared among the eight floors of office space and 209 condominiums. The offices will feature 16-foot ceilings; co-developer Madison Equities, which is developing the building in a joint venture with Pizzarotti IBC, notes that it will serve new economy tenants. Upstairs, the condos will benefit from panoramic views as a result of starting at 240 feet and going all the way up to an elevation of 952 feet.

Upon completion, 45 Broad Street will rise 66 stories and 1,115 feet high to be the tallest residential building south of Billionaires’ Row. A rendering by CetraRuddy shows a slim, feathery tower with a golden filigree façade that shows Art Deco and Gothic elements. Residential amenities will include an indoor pool, fitness center, outdoor garden, and library among other lounging and entertaining spaces. An accepted offering plan did not have a sellout price, but the average asking price is reported to be $2.7 million.

From the DOB. Safety issue occurred.

Stop work order issued, but rescinded fully as of 6-28-18. Explains the lack of progress the last week of June.

It seems like they’ve had a bunch of complaints, and they haven’t even taken their trousers off yet. I’d imagine given the area, more complaints will follow once this really starts to rises.

Seems like some residents better get ready for loud noises, especially on Saturdays!

Those guys need to practice safety.
Team lifts are important and all of that nonsense will cost them valuable time.

And money too. EMR rating is important, and can raise costs all together from an insurance standpoint if folks go on workers comp. Those twisting type injuries are the most expensive, especially once you factor in physical therapy. Some folks will game the system, and those workers are the worse. You know, the ones trying to get that long-term comp or disability. Not to say there aren't legitimate concerns, but in this day and age, fraud is rampant.

Both employers and employees face fines and EVEN jail time. With employers, its a misdemeanors and/or a felony depending on how many employees are in the company and depending on the severity. This will vary based on state so NJ vs NY for example (fines, limits, coverage requirements, what constitutes a certain category of felony).

Employees in regards to fraud could face fines and real prison time if convicted. It can be a serious crime on par with insurance fraud or different types of fraud. Kinda why there are whole teams of attorneys specializing in the laws for both employers and employees.

I wouldn't say they would be responsible for hard-cost's, as its an actual law their breaking, thus the actual state gets involved. Unless its in some sort of legal-binding contract, which is unlikely.

But like anything else, there has to be evidence of fraud.

You can be sure as hell the unions will watch over their kin. But even Unions are not immune from the state.

Now that you mention it, if topped out today it would rank behind the Freedom Tower, Empire State, 432 Park, 30 Hudson, and Bofa. That would correctly make it 6th. The other 3 mentioned would push it back, as would Chase's new 270 Park, 2 WTC, 80 South St. But it would be second tallest Downtown when topped out (that's something) and 4th when 2 WTC and 80 South St get topped out, which would have to come after.

I like the design, and it deserves some time in the spotlight. It's a great location, standing with some classic skyline defining towers. I like that it will bring visual focus to that area.

The rankings don't last long. The way things are going, it will only be at that place for a little. 270 Park might change certain ranks.

History teaches us that the beloved Chrysler building once held the title, just before being eclipsed by the majestic Empire State Building.

For what it’s worth, 45 Broad deserves its moment in this historic time as we witness many more supertalls rising up throughout Manhattan (and we can include Brooklyn to spice things up).
