Downtown Houston Releases 20-Year Vision Plan

This 20-year vision plan outlines recommendations for both short-term and long-term planning, development and design that will improve the visitor appeal, business climate, livability and connectivity within and around Downtown Houston leading up to the city's bicentennial in 2036.

Plan Downtown should be considered a framework for our collective actions over the next 20 years," said Bob Eury, Executive Director of the Downtown District. "The Plan's recommendations challenge us to continue — and even accelerate — Downtown's current development, and to capitalize on the opportunities and address the challenges of the future."

Plan Downtown is broken down into four pillars: Downtown is Houston's greatest place to be; Downtown is the premier business and government location; Downtown is the standard for urban livability; and Downtown is the innovative leader in connectivity. The Plan considers these interdependent goals in nearly 150 recommendations, ranging from big-picture ideas to small, localized upgrades that would subtly improve the quality of urban life.

The Plan's strategic recommendations include:

Creating a Green Loop, a 5-mile transportation and recreation circuit that connects Downtown to adjacent neighborhoods.

Enhancing walkability of Downtown through the development of Downtown Design Guidelines and the addition of new destinations.

Establishing an Innovation District as the center for technology and entrepreneurship in the Houston region by strengthening connections between businesses/funders and entrepreneurs and pursuing partnerships with area universities.

Building 12,000 additional Downtown residential units to support population growth from 7,500 to 30,000 over the next 20 years, and enhance the area amenities available to current and future residents.

Adapting to autonomous vehicles by positioning Downtown to benefit from new technologies.

Hyatt Place Hotel to occupy Southwestern Bell building after redo

The midcentury Southwestern Bell building in downtown Houston will get new life as a 150-room Hyatt Place Hotel.

The development group, including Anthony Patel and Nick Patel of Pride Management, has obtained a $22.8 million loan for the long-vacant building from Dallas-based Hall Structured Finance, the companies announced. Renovation of the 16-story high-rise is targeted for completion by March 2019.

Rooms at the Hyatt Place Hotel project, between Fannin and San Jacinto, will be on floors 3 through 16 and average more than 400 square feet each, according to Hall Structured Finance. Plans call for a dining area on the ground floor, a rooftop cocktail bar, a pool and fitness center in the basement, and 800 square feet of meeting space on the second floor.

The project team includes Excel Enterprise as general contractor and Alecha Architecture of New Orleans. Interior demolition work began this week.

Medistar to develop health care tower in Texas Medical Center

The article says 25-stories but the renderings suggest something a bit taller. For reference the apartment tower below is 423' ft. The Best Western on site will be demolished.

The health care-focused developer will break ground on the 550,000-square-foot health care tower in the second or third quarter of 2018, Monzer Hourani, CEO of Medistar, told the Houston Business Journal. Medistar is in talks with several health care systems, including Houston and out-of-town systems, to occupy the building. By the time the building breaks ground, Medistar will have secured a user, Hourani said.

"The number one medical center in the world has to have the number one infrastructure to serve it," Hourani said.

Kirksey designed the tower's exterior. A general contractor hasn't been selected. Financial partners or the cost of the project weren't disclosed.

On a side note... how long before Houston gets a tall skinny tower ala nyc'S 11w57 Tower?

^ Never. Houston real-estate is not that expensive compared to NY so developers would redevelop an entire block or most of it. Plus, this is Houston, they will need a parking garage at the bottom. Towers are getting taller but nothing like those in NY.

No. Different hotel in the foreground (this thing is right outside my office window) but the proposed new tower will go where that beige 4-story hotel is just behind it in that photo.

Heard about this one back in March but just now coming across this article. It's possible Harvey has affected plans for the site.

Interfin Plants its Flag at Buffalo Bayou

Cathexis Real Estate Development, a subsidiary of Houston-based Cathexis Holdings, is in the catbird seat with its ownership of prime Buffalo Bayou waterfront property — property that Interfin Corporation wants to develop.

Cathexis owns 9.25 undeveloped acres on the south end of the Rice Military neighborhood, just across the bayou from River Oaks Country Club. According to state records, Interfin — a Houston developer of luxury residential properties — wants to build a 28-story luxury apartment tower on the site. The tower will include a pool deck on the eighth floor.

Such a filing implies the land is either under contract, or Cathexis is collaborating. But Cathexis is in the oil and gas business and uses its real estate operation primarily to acquire energy-related resources. Interfin has made no official announcement and did not respond to our request for comment.

However, the project architect, Ziegler Cooper Architects, gave the state notice of plans for a tower with an estimated project cost of $92 million.
