AUSTIN, Texas—Locals here like to say that everything is bigger in Texas, and that will certainly apply to the state capital’s newest planned residential tower. At 685 feet in height, the 58-story building, named the Independent, is slated to be the tallest predominantly residential building west of the Mississippi River.

Aside from its height, the Independent illustrates a notable change in the Lone Star state: a shift away from a long-standing tradition of residents and developers embracing the wide open spaces with sprawl construction and spacious homes. By contrast, the Independent will stack nearly a million square feet of space in 370 condominiums and a smattering of ground-floor retail onto a mere 1.7-acre site.

Even more surprising, more than 90% of the condos have been reserved during the first week of presales even though construction won’t actually begin until later this year. A joint venture of Austin companies Constructive Ventures and Aspen Heights plans to announce financing details for the $300 million-plus project in the next few weeks, aiming for completion in 2018.

• The tower will cost about $145 million to build on the former site of the Austin Energy control center at 301 West Ave. Previous reports described the proposed development as valued at $300 million. The $145 million may be construction costs only.

• Documents filed with the Texas Department of Licensing and Regulation indicate that the owner is represented by Ryan Fetgatter, the vice president of development for Aspen Heights. Rhode Partners Inc. is the architect. According to those documents, construction will begin in January 2016 and be completed in May 2018.

Los-Angeles-based CIM Group said today that it has joined The Independent — the planned residential tower slated to become Austin’s tallest building — as an investor and co-developer, setting the stage for construction work to begin in November on the project.

CIM, a real estate investment group with growing assets in the Austin market, will team with Aspen Heights and Constructive Ventures in developing the proposed 58-story tower at West Third Street and West Avenue.

The deal is anticipated to close in early November. Construction activity on the site will begin shortly thereafter, starting with the demolition of the former Austin Energy Control Center structure on the property, Lorenz said.

I notice in the rendering they shortened the height of 5th & West. And what is the deal with that blue building (I've never seen it before) in the middle of Republic Square Park?? lol

It kind of looks like one of the massings we saw for the county courthouse. Obviously in the wrong spot.

That latest rendering is also the first time we're seeing a clear view of what the plaza from the Shoal Creek bridge over to West Ave will look like. It looks nice

Based on the existing government agreement, development partners Constructive Ventures, Aspen Heights and CIM Group paid $14.5 million to the city for the site of the former Austin Energy Center at West Third Street and West Avenue — near the Seaholm and Green Water Treatment Plant redevelopments.

Demolition and site work are scheduled to begin this month. Construction financing has been secured, though no specifics about the source of that loan was disclosed.
