A 16-story, 292-unit apartment building in downtown Silver Spring, from developers Willco and Foulger-Pratt. The plan includes around 1,500 square feet of ground-floor retail.

_____________

Happened to go by the Washington Post ex-building. Sidewalks were closed on that side, which typically causes outrage but the bike lane was kept so all's just peachy.

_____________

Noticed this nearby and took a pic, it's going to be new residential which downtown sorely needs. The unremarkable historic facade seems to have suffered some damage.

Developer’s Plan to Build on Adams Morgan Plaza Irks Locals

Developer’s Plan to Build on Adams Morgan Plaza Irks Locals

By Andrew Ramonas
March 3, 2016

"A property developer’s plan to construct a seven-story mixed-used building that would take up much of a popular outdoor gathering space in the heart of Adams Morgan is drawing an outcry from neighborhood leaders.

In a community meeting last night, Advisory Neighborhood Commission 1C members JonMarc Buffa and Billy Simpson blasted a PN Hoffman proposal to build on the SunTrust plaza at 1800 Columbia Road NW..."

At least 20 restaurants — and not a single national chain — planned for Wharf

At least 20 restaurants — and not a single national chain — planned for Wharf

By Tim Carman

Washington Post

Among the first restaurants to open in the Wharf, on the District’s Southwest Waterfront, will be Fabio Trabocchi’s Spanish seafood restaurant Del Mar, the chef’s first departure from Italian cuisine. (Image courtesy of the Washington Post)

"The first eight restaurants and bars that will open in the multibillion-dollar Wharf project on the Southwest Waterfront all have roots in the District, the companies behind the project announced on Friday.

That includes new concepts by D.C. chefs Fabio Trabocchi and Mike Isabella as well as new locations of established brands such as Taylor Gourmet, Rappahannock Oyster Bar, Dolcezza Gelato and Hank’s Oyster Bar. There’s even a rum distillery and bar courtesy of Todd Thrasher, the trailblazing mixologist at Restaurant Eve and PX in Alexandria.

What won’t be found at the $2 billion Wharf? The same restaurants and watering holes found in just about every other city in America. “We have no national chains coming into the Wharf,” says Monty Hoffman, chief executive of developer PN Hoffman..."

BIG Reveals Design for New NFL Stadium in Washington, DC

Quote:
In a recent interview for CBS News' 60 Minutes, Danish architecture firm Bjarke Ingels Group (BIG) revealed their plan for a new NFL stadium in Washington DC. Though a location has yet to be chosen to replace the current FedExField, the existing facility's location in Landover, Maryland has historically suffered from poor transit accessibility, which has likely contributed to falling attendance in recent years.

Is it just or do people in the scale model look a little big? They look like they'd be 10 feet tall and 3 feet round.

Uh. While I agree FedEx's location isn't great, I don't think "lack of transit accessibility" is the root cause of declining attendance over recent years.

BTW I wonder what the cost differential would be between running a shuttle (part of the Purple Line? special-purpose Metro branch?) between either the Morgan Boulevard or the Largo Town Center metro stops and the stadium proper ... and building an entirely new stadium from scratch on a site even remotely as close to the Metro as FedEx is.

"A second large, mixed-use development is on the boards for Buzzard Point, courtesy of Douglas Development.

Documents filed with the Zoning Commission on Thursday show plans for a 462-unit residential development with approximately 24,000 square feet of retail at 1900 Half Street SW. While plans are to renovate and re-use the existing office building at the address, large portions of the building will be removed in order to maximize the views of the Anacostia River.

The development, designed by Antunovich Associates, would have parking for 324 cars..."

443 Apartments and a Black Box Theater: DC Selects PN Hoffman to Develop Southwest Parcel

March 28, 2016
by Nena Perry-Brown
Urban Turf

"On Friday, Mayor Muriel Bowser and Deputy Mayor for Planning and Economic Development (DMPED) Brian Kenner announced that the PN Hoffman-led development team was selected to develop Waterfront Station II. The development team, which also includes Paramount Development, ER Bacon Development, CityPartners, and AHC, Inc., has proposed a mixed-use project for the parcel at 1000 4th Street SW (map) that will include 443 apartments, a 10,000 square foot black box theater and 22,500 square feet of neighborhood-serving retail. Thirty percent of the housing units will be affordable — a higher square footage rate than the law requires.

Last fall, ANC 6D threw its unanimous support behind this plan over two other development proposals. An MRP Realty-led development team proposed an 11-story mixed-use building with 9,000 square feet of retail; their project would have necessitated the construction of a private street connecting Wesley Place with 4th Street. The other option, put forth by Republic Properties Corporation and the Anacostia Economic Development Corporation, would have also furnished a mixed-use building with 8,000 square feet of retail, a pool and rooftop terrace. All three options offered a great deal of affordable housing, as the request for proposals and ANC 6D requested..."

I really wish DC's absurd Height Act restrictions imposed on us were modified to allow buildings the height of those in Ballston to be built next some of the outer metro stations in DC like Friendship Heights and Van Ness, where they would have absolutely zero impact on views but would provide for more property taxes for DC and allow more people to live within walking distance of transit.

^Maybe, but those areas are full of Nimbys who would fight against anything more than 3 or 4 stories...imo the place to lift heights is downtown. Seeing Ballston makes downtown look very stunted to me:

Deep in the heart of Downtown Silver Spring, at the edge of Rock Creek Park and a short walk to Metro, you’ll find The Pearl – rare, beautiful, and filled with light. Where the line between inside and outside is blurred, there’s plenty of room to breathe and grow, and the stresses of everyday fade away like ripples in the rooftop pool. A place to find balance, be happy, and Live Wisely.
