Developers building the 51-story Biscayne Beach condo tower have obtained a $120 million construction loan.

An affiliate of Blackstone Real Estate Debt Strategies provided the funding, which offers future draws that cap out at $240 million. Blackstone also recently provided a $290 million loan to the Four Seasons at the Surf Club in Surfside.

Construction on the 399-unit tower began in April. The developers are GTIS Partners and Eastview Development.

Foundation In Place, 51-Story Biscayne Beach Ready To Go Vertical

Quote:
On November 22, a convoy of trucks poured about 6500 tons of cement to create the foundation for the 51-story tower. The continuous pour lasted 12 hours, with about 300 cubic yards of cement poured per hour .

Developers Eastview Development and GTIS Partners have submitted plans to the FAA to build to a height of 593 feet above ground. Those plans are still being reviewed by the agency.

A tower crane is also now in place at the construction site, located at 711 NE 29th Street (see photos below).

When complete, Biscayne Beach will include 399 units. Hamptons-based eatery Tutto Il Giorno will be a tenant in the beach club.

With Miami real estate prices on the rise and inbound investment pouring into the market at record pace, East Edgewater newest luxury condominium is moving onward and upward. Vertical construction at Biscayne Beach, a 51-story waterfront tower located at 711 NE 29th Street along Biscayne Bay, is well underway – with crews already surpassing the fifth-floor level. With one full level expected to be completed every week for the next 42 weeks, the 399-unit project is on track to top-off construction and deliver in 2016.

Biscayne Beach is being developed by a joint venture between South Florida-based real estate development firm Eastview Development and GTIS Partners, a global real estate investment firm headquartered in New York with more than $2.3 billion in assets throughout the U.S. and Brazil.

Biscayne Beach currently stands at approximately 95 percent sold, with only a limited selection of recently-released penthouses remaining for sale. Measuring up to approximately 12,000 square feet in size, the tower’s ultra-luxury penthouse residences feature 12 to 14-foot ceilings, expansive outdoor living spaces and sweeping views; exclusive two-story upper penthouses include private rooftop terraces with swimming pools and summer kitchens. Preconstruction prices for Biscayne Beach’s penthouse units range from $2 million and up.

Boasting a premier, waterfront location along Biscayne Bay, Biscayne Beach’s resort-style amenities will include a private members-only Beach Club on the bay with an elevated sandy beach, private cabanas, zero-entry pool, daytime concierge services, as well as a renowned restaurant and bar. All of these features will be set against the backdrop of sweeping Biscayne Bay views, with a public bay walk providing access to the water – complete with bay-side piers for swimming, kayaking, paddle boarding, and more.

World-renowned interior design star Thom Filicia – famously known for his role on the Emmy Award-winning show Queer Eye for the Straight Guy – is creating the sophisticated ‘beach chic’ designs for the project’s common area amenity spaces, Beach Club level, and exclusive residences.

I LOVE the part at the top and how it draws attention to the building's curved element.

Miami’s Biscayne Beach Condominium is Rising Fast; Construction Reaches 25th Floor

The 399-unit waterfront tower is on track for completion in late 2016.

MIAMI, FL – September 3, 2015 – Construction is moving along at a rapid pace at Biscayne Beach, a new 52-story luxury condominium project underway in Miami’s East Edgewater neighborhood. Crews have already surpassed the building’s 25th floor, with one full level being completed every five days. With nearly all of its 399 units already sold, the waterfront tower is on track to top-off construction in March of 2016 and deliver later in the year.

On the heels of Biscayne Beach’s success, the project’s development team recently launched sales for its newest condominium project, Elysee Residences. The 57-story boutique tower will feature only 100 luxury residences, with preconstruction prices starting at $1.65 million. The project is expected to break ground in the first quarter of 2016, with completion slated for the second quarter of 2018.

Crews Respond to Construction Site Accident in Miami

Quote:
Miami Fire-Rescue responded to a fatal construction accident Wednesday afternoon.

It happened at the Biscayne Beach condos located at 711 Northeast 29th Street.

According to MFR, a piece of equipment hoisted in the air from a crane somehow came loose and struck the worker, who was on the 37th floor.
Officials said the man, who was in his 30s, died on the scene from his injuries.

Authorities said other construction workers witnessed the incident and tried to help. They said they'll now have to bring in a Technical Rescue Team to bring the body down from the top of the building.

"Some of the areas are not accessible by elevator, so as a result, you have to take them down by stairs. But sometimes that's not the case. Sometimes we have to use the cranes to lower them down to the ground," said Capt. Ignatius Carroll with MFR.

Authorities are still investigating the cause, and looking into whether this was an accident or a faulty piece of machinery.

Just another forgotten 50+ story tower going up in Miami. Another batch (the Paraiso mega-project going on the right), one of the Midtown towers going up in the background and some smaller Edgewater infill projects as well
