Tribeach files plans for 27-story Midtown hotel: The 343-key hotel would replace a parking garage at 145 West 47th Street

Developer Tribeach Holdings filed plans Tuesday for a 27-story hotel at 145 West 47th Street. The hotel, situated between Sixth and Seventh avenues, would feature 343 rooms on 141,558 square feet of residential space.

Plans show that the building would also include a parking area on the second, third, and fourth floors, as well as a restaurant on the fifth. Floors seven through 26 would each include 17 rooms, with an additional three rooms on the sixth floor.

The proposed development would require zoning approval, according to Tuesday’s filing.


Stahl Real Estate sold the property in March 2016 for $101.2 million to an LLC associated with Tribeach, according to property records, and the space is listed as a parking garage operated by Icon Parking.

Tribeach did not immediately respond to request for comment. The exact ownership structure of the property is unclear.

Berg + Moss Architects, the architect of record, declined to comment.
City records show that a demolition permit was filed for the existing seven-story building in January.

Tribeach Holdings Files Permits for New Times Square Hotel

Was looking at Tri Beach's portfolio and the one mixed use in Rakowicka, Poland is quite nice, with a sleek facade. Hopefully such a facade or similar will be used here. I have a feeling given the initial high costs of the garage, this will be a budget hotel. The land around TS is super expensive, and unless its office where they will get a bigger return on their investment, hotels tend to be crap.

The deli at street level has been vacated, but the parking garage is still open. I imagine we see demo start over the summer at point.

Also, right across the street, there's probably a half dozen low rise buildings that are all completely empty, and apparently owned by the Rockefeller Group, if my memory serves me correctly. Does anyone have any further information on that? I would imagine a large hotel will rise there.

145 West 47th Street Gets Off The Ground, Set To Become Another Times Square Hotel

Located between Sixth and Seventh Avenue in Times Square, 145 West 47th Street will soon yield a new 343-key hotel. Designed by Berg + Moss Architects, the hospitality project is well under way, and the first floor is now being formed and assembled. The building will stand 27 stories high when complete, and have a total square footage of around 141,500 square feet. The property was sold by Stahl Real Estate almost three years ago for $101.2 million dollars, and TriBeach Holdings is the new developer.

Looking at the rendering shown in the poster on the green construction fence, the development appears to have a wide front entrance with a canopy. Spanning floors two to four are blank panels designed to hide the parking garage levels. Depicted with the ribbon window in the rendering, the fifth floor will house a restaurant facing West 47th Street. This will sit underneath the building’s main setback. The hotel portion will start on the sixth floor, which contains the first three rooms. Floors seven through twenty-six will have about 17 rooms each, and are shown to be enclosed in a uniform facade of glass windows all the way to the roof parapet.

According to the poster on site, completion of the building will be in winter 2020.

Yeah, this thread needs to be renamed. If it's 520 ft. per DOB it's probably around 550 ft. assuming a standard NYC rooftop.

Someone mentioned on another website how this hotel was an unusual layout that included two blocks. I haven't been able to find any renderings.
