"Lockeitup," bleh.

We'll see. It's been two years we've been hearing about this. The project at Allenby has also had registration, I believe. With that right nearby, Urban West not filled, and Connaught selling (along with others), I'm less optimistic about this than I was in 2013.

Not sure if you're aware, but he's involved in the Connaught redevelopment. (not that that should change your opinion, just thought I'd mention it)

A slight hiccup for this project from a report on the land.

Quote:
Historical documents indicate that raw material handling and storage at the site includes
USTs and Aboveground Storage Tanks (ASTs) for fuel storage and dispensing
purposes, and possibly spent oils from vehicle maintenance. Circa 1967, the property
was being used as a supermarket including a car wash facility and possibly a used car
sales operation.

Petroleum hydrocarbon (PHC) impacts were identified at depths of up to approximately
4.6 m below existing grades in boreholes. The source of the PHC impacted soil is
assumed to be from the historical use of the property as a gas station and auto service /
maintenance garage. Metal impacts which include hot water extractable boron,
cadmium, lead, and zinc were present in the fill material in boreholes up to depths of 1.2
m. Volatile organic compound (VOC) impact (trichloroethylene-TCE) were also identified
in soil sampled from boreholes to a depth of approximately 3.0 m. Polycyclic aromatic
hydrocarbons (PAH) 1-methyl-naphthalene and naphthalene were detected in a sample
in amounts exceeding the applicable site condition standard.

In order for the soil conditions to meet the applicable Table 3 R/P/I site conditions
standards, soil remediation needs to be conducted. A Remedial Action Plan has been
prepared and submitted to address the soil remediation activities. Upon completion, a
report will be submitted to the Ministry of Environment, in order to obtain a Record of
Site Condition.
Quote:
That Environmental Remediation and Site Enhancement (ERASE)
Redevelopment Grant Application ERG-15-02, submitted by the Spallacci & Sons
Limited (Frank Spallacci), owner of the property at 99-103 Locke Street South,
Hamilton, for an ERASE Redevelopment Grant not to exceed $1,335,600, the
actual cost of the remediation, over a maximum of ten years, be authorized and
approved in accordance with the terms and conditions of the ERASE
Redevelopment Agreement;

Reminds me of the loads of condos going up in West Ottawa. Hopefully it manages to be of similar quality.

Nice! I'd love to see more and more of this kind of design across the city.

Loving the boutique style of this condo. I also wish there were more of these popping up around town!

That's very true; this is a really good scale.

I hope it really is set as close to Canada (and Locke, obviously) as the rendering implies. The thrift shop/vape building site across the way is likely not big enough to be redeveloped, but both the subsidized housing and gun shop* buildings actually have fairly good street presence, so Locke and Canada could turn into a very attractive little intersection.

*That is one of the most "Hamilton" sentences I've written, I just realized.

Hamilton: we've got subsidized housing and gun shops.

How are gun shops 'Hamilton'? They're a northern Ontario thing, where half the population drives off to declare war on the moose each summer (I'm not sure who's winning).

This building is going to be really visible when coming down Main from Dundurn.

It was the "thrift shop, vape store and subsidized housing" moreso that made that thought come to mind.

Ah, okay. If you replaced vape store with a tattoo parlour it would be Ottawa, or replace the thrift shop with an abandoned lot and you've got TBay.

This looks great. A lot larger than the initial "sneak peak" hinted behind the curtain, but in a good way.

More of this kind of thing in the central city outside of downtown would be a wonderful thing (along with the likes of 1430 Main East), whether along the future LRT route or on other streets.
