Retail is most definitely required on all major avenues in Midtown.

There are a couple exceptions uptown (Park north of 60th, West End North of 72nd, parts of Riverside, CPW and Fifth), but ground floor retail is required pretty much every else.

Fifth Avenue north of Midtown is one of the exceptions. This building is being built in the middle of Midtown, where there are no exceptions.

There are essentially no exceptions south of 59th Street, except for a short stretch of Fifth Ave. north of Washington Square.

Great news. But it is a shame that this building will not stand out on the horizon (even just a little)

.....And 57th Street is a very major east-west street. The most major east-west street in Manhattan and located in the heart of Midtown.

One57 will not have retail at the base.

That isn't in Crawford's quote...?

And the major E-W streets aren't always defined by retail. 57th in general isn't, although the eastern part is definitely prestigious.

A friend of mine lives on the 26th floor, north east corner of PAS and 28th street so I will be able to take photos while this building is being built.

Great!
I go to school right near there too, so we will both have a great view of this building

The developer filed the following with the DOB on 30 March 2012 with respect to this landmark. Thank you, Toll Brothers and Christian de Portzamparc!!!

I agree. I hope that his next contribution to the NY skyline is a 300m-400m landmark at 225 W57th.

I hope not. It's a nice, old building. It's obviously not part of Toll Brother's project.
