It’s filling up: Law firm signs big lease at SL Green’s One Vanderbilt

SL Green Realty has landed another tenant for its project at One Vanderbilt: Chicago law firm McDermott Will & Emery.

The company has signed a lease for 106,000 square feet at the project, which should be finished in 2020 and stand 1,401 feet tall, according to the Wall Street Journal. The building is now 31 percent leased, and SL Green hopes to have it 37 percent leased by the end of the year.

Asking rents for McDermott Will’s floors were more than $160 per square foot, almost double the average Midtown rent of about $80 per square foot. However, SL Green still maintains they can fully lease the building due to its location and layouts. Amenities include conference spaces, an auditorium, an outdoor terrace and a restaurant from chef Daniel Boulud.

I was hoping for brass-colored accents, but that white terracotta is very nice!

It's a bit hard for me to extrapolate from those smaller sections what the tower's dominant Hue will be.

I was imagining a light blue with streaks of a brass-like color, based on a lot of the renders we've seen..

Now I'm envisioning mostly white with grayish complements, especially with the clear glass.

This IMO is a good thing.

I am confused by the facade and how it will be pieced together. If someone could point me to some renderings or drawings of how the terracotta and windows will play out? Is the terracotta going to be used only in a portion of the building, or is it going to be part of the entirety of the building, between windows and such.

That's super helpful NYguy - thanks.

On a related note, does anyone know what all the blue structures being placed on the exterior are about? They don't seem permanent, almost looking like something to assist with the installation of the facade. Are they on tracks to move up with the construction in general?

Seeing that shot down 42nd makes me wish that this came to fruition.

42nd is traffic clogged and impassible. Closing it to traffic and having wide sidewalks and this street car would have been awesome.
