very much agree. these projects on Folsom (and the redo of the Folsom streetscape) are more important than the ones on Rincon Hill - as much as we appreciate their impact on the skyline - from the perspective of weaving the City together.

Still just that lonely piece of equipment and no other signs of activity:

In the first sign of potential movement, I went by the site this afternoon and Balfour Beatty, the contractor, has posted signs on the green fence that don't appear in previous photos. I expect this is weeks away from starting.

Sounds promising! Thanks for the update.

This and Block 8 (which will hopefully break ground soon) are really going to gel downtown to the current Rincon Hill cluster. It'll be great to see all of the sidewalk and street improvements come together as well. Exciting times.

Site Prep for 400-Foot Transbay Tower with 545 Units Underway
March 15, 2016

Building permits have been issued and the site prep for the 42-story Transbay District tower to rise up to 400-feet in height on the northwest corner of Folsom and First, across the street from Transbay Block 8, is now underway.

Also known as 500/510 Folsom, the Transbay Block 9 tower will yield a total of 545 apartments of which 436 (80 percent) will be Market Rate. The 109 Below Market Rate (BMR) units, which will be distributed across the lower 21 floors of the tower and the building’s 9-story podium, will be available to households earning up to 50% of the Area Median Income (AMI).

The ground floor of the development will include nearly 7,000 square feet of retail and a 3,000 square-foot open space, with an underground garage for 206 bikes and 267 cars.

TMG Partners and Essex Property Trust paid $43,630,000 for the Block 9 parcel and construction for the $240 million development is scheduled to take 38 months, which means the Transbay District tower should be ready for occupancy in early 2019.

That is a really interesting project. do you know if they are doing anything with the adjoining parking lot?

I'll try to walk by this weekend and see, but all I know is from observation; no other special insight into what they're doing there

Wow! Great shot and incredible that they're actually starting on this considering the rising conversations about markets cooling!
