Not too many spots left on Richmond where a tower could have such minimal impact on existing neighbourhoods. But given the trends in proposals, and with 28-storeys the new black for condos, it's surprising that they're only requesting the already-planned-for height; imagine they're still girded for a bit of a fight.

Update: and Wallman's done and doing some neat stuff down in Toronto, that's nice to see, especially at site where the developer doesn't need to pitch a trade of extra height for sexy design

Oh Oh! We know someone who won't be happy. But is it where there use to be several proposals that didn't pass before or just went dead?

It's very close to me, and I like it. Great use of that space, in my opinion. The architectural diagrams are a little bland though - I'm looking forward to the renderings.

That would be nice, and it's not really out of touch with the location, considering the number of mid to high rises that are already in the area closeby.

My mother lives in the Amica retirement home in front of 485 Richmond. The residents are upset that the builders - and eventually residents - of the building will have to use their narrow driveway that wraps around their building to access it.
Of course, it's the same driveway used by the employees of the office building behind themas well.

That's quite tall. Way too many people will have spectacular views of the river and Gatineau Hills.

Looks like it will be called "Upper West", with the sales office to open in Fall.

With Lansdowne and this, it's nice to see Minto getting back in the condo market here in OT.

I really like it! It's kind of a throw-back to 1960's international-style architecture with a modern flare.

Wow, I have to add as well, not bad, not bad at all...
It only sucks that it isn't higher or more of a piece by itself (maybe a bit closer to downtown, like at Lebreton).
This location isn't that bad but it's sad that it will be squeezes and a bit hidden between the 2 other buildings nearby.
But all and all I am excited for this one!

Thx for the update J.OT13.

I'm liking the renders too. Wishing I could afford to buy and combine PH06-07-08!
