ACC is a two year school with many students only attending part time while they work. Also, it's in district area only covers the Austin area and most of the full time students are living with their parents. UT is a four year school and most of the students come from outside the Austin area and can only attend UT if they get a nearby dorm or apartment.

Because community college students are often a) working professionals or b) poor students. Neither of whom will usually be in student oriented housing because a) they have homes and families or b) aren't offered financial aid to attend community college and thus live at home or work full or part time to make ends meet (respectively).

Great location for party kids from UT. It is a shorter walk home from the bars and clubs, and they can shake off that hangover the next day on the slightly longer walk to UT.

There are a ton of ACC students living in the Riverside area. There is demand for student housing

I once took some classes at ACC. So I guess my house was considered student housing at the time.

I do go to ACC and I live in an one bedroom apt 1400 a month in the downtown area. Rio grande campus is different for the most part from other campuses. Its alot of people from all over. ACC is quite a bit like U.T. for the most part. The students are diverse. Some from here some from china etc. Some live in a home some live in apartments. It will be directed at both ACC and UT as all private/dorms are (If in fact it is a dorm). UT is denser however ACC in all has more students. Riverside area is from what I experienced just as much ACC as UT students. The thing is ACC students can live anywhere in the City and go to school. Its much harder for UT students to do that. I wonder if student housing built next to every ACC would work.

Yet again, you misunderstand the dynamics of student housing. Community college students rarely utilize student oriented housing. There just isn't enough demand among that type of student to warrant a huge project like this. Period. End of story.

Nice design and nice project. I'm only skeptical of the garage design. Every time I see what looks to be vegetation covering exterior garage walls in design proposals .....they are never actually done in construction.

Also got word today Aspen will not be student housing, but luxury apartments.

If you notice the previous renderings compared to this recent one, they changed the design by reducing the height of the apartments above the garage from six floors to three but expanding across more of the top of the garage area.
