I honestly wouldn't want a supertall in Nashville at this time, and I'm glad Signature failed because it would've looked ridiculously out of proportion to everything else. While 505CST is now 605ft, it'll give the impression of a new tallest to everyone because of its position atop the high point at 5th & Church, the highest spot downtown outside of Capitol Hill.

More apartments to Music Row

The same developers of the North Gulch's Eleven North are now heading southwestward to an area about to see a total rebirth, Music Row.

"Atlanta-based developer Stonehenge Investments plans to build an 86-unit apartment community in Music Row at 16th and Horton avenues.

The project, named Note16 Apartments, is slated to be ready by fall 2012. It will feature studio, one- and two-bedroom units."

A hotel coming to the Gulch

The first hotel planned for the Gulch was announced this week and the company has wasted no time at putting it up for bid. It purchased two lots at 901 & 905 Division Street, on the relative edge of the Gulch, that once housed a warehouse and the other a now closed adult bookstore. No brand has been announced nor the number of rooms.

"A Chattanooga, Tenn-based hotel developer has purchased two properties in the Gulch for $2.35 million.

Vision Hospitality Group, through the entity Vision Nashville Gulch LLC bought 1.39 acres on two parcels at 901 and 905 Division St., one block from Terrazzo and Icon, residential towers."

Just looking at Vision's portfolio of hotels I'd expect a Courtyard by Marriott or something along those lines to be built. That said though, that is a market in downtown that doesn't have much to compare to, save the Hampton Inn & Suites on KVB across from the U/C Omni.

Seven Hundred Five Woodland coming to East Nashville

A new workforce apartment building is going to be constructed in East Nashville. No exact start time has been set but is likely in either the 2nd or 3rd quarter of next year. The site is currently a surface lot across from East Park & Community Center. Specifics so far are 4 floors and 60 units.

"Nashville’s current apartment building construction boom will continue to gain momentum with another addition — this one on the city’s east side.

Memphis-based developer Michael Hampton is planning a workforce housing structure with a highly contemporary design that will contrast with the general area’s historic homes yet play off the industrial and gritty buildings that also populate East Nashville."

Demo permit has been issued for the Athlon Building, the only structure on the site. Expect this to happen pretty quickly as apartment developers can't seem to get into the market fast enough right now.

Giarratana buys back land for SoBro hotel

This is the second development property he has closed on in a week, he's on the move again, folks.

"Nashville developer Tony Giarratana has regained control of a parking lot next to the Encore condominium tower in SoBro where he plans to develop a four-star hotel.

Giarratana’s Premier Parking of TN LLC paid $2.47 million for three parcels, including more than a half-acre at 210 Fourth Ave. South."

From the Nashville Post's premium section I caught a few snippets.

Pine Street Lofts, in the Gulch, receives a $32mil loan for construction, expect groundbreaking likely next month. Hopefully it is concrete and not stick-frame like 11North.

Another law-firm chooses the Pinnacle, Frost Brown Todd, taking up .
Also concerning the Pinnacle, UBS has decided to drop their agreement to lease space and are looking for other options, which makes us wonder what they're exactly looking because two projects right away coming to mind are the 1201 Demonbreun 20-story tower and the West End Summit.

There are a lot of smaller things going on that aren't getting much discussion here. I'm guessing it's probably because, like me, most SSP Nashville forumers are already reading about and/or discussing these projects on urbanplanet or skyscrapercity. haha

To the outsider, don't let the general lack of discussion in this thread fool you. There is A TON going on in Nashville right now.
The Alliance Group has scrapped the Broadstone plans citing high # of apartments expected to come into the market as reasoning. My assessment is that the location, a mix of industrial and commercial medical, was a bit odd to me and is not really convenient to anything.

I'm excited to see the this project get started. With the current proposals and projects underway in the Gulch, it should be a very active neighborhood in the near future.

MarketStreet breaks ground on Pine Street Flats

"MarketStreet Enterprises announced Thursday afternoon it has officially broken ground on Pine Street Flats, a 296-unit apartment building to be located in The Gulch and sandwiched by Icon and Velocity."

"Pine Street Flats will include ground-level retail and is slated for U.S. Green Building Council LEED certification."

H.G. Hill Realty, Southeast Venture partner on 12 South project

Another project comes to the headlines, this time in the 12South neighborhood. This is a very modern and sleek structure that'll fit well into the existing fabric of the area.

"H.G. Hill Realty Co. and Southeast Venture have purchased 0.82 acres in the 12 South Neighborhood where they plan to develop a mixed-use project known as 12 South Lofts.

According to a news release, they plan to build a retail and apartment project at 2310 12th Ave. South, which they purchased from Tennessee Roofing Co. for $1.2 million.

Charlotte Avenue site could land Ikea, Target - or the Sounds

The latest developments with this section of land downtown have reached a new level beyond the potential site for a new Sounds baseball stadium. Besides Publix, Target has clearly stated they've wanted to enter the downtown/midtown marketplace for several years now and would be incedibly convenient to downtown, midtown, and Germantown residents, with Vandy students likely being the biggest frequenters of this proposed Target. In addition, IKEA is in talks with the developers and this would truly be an urban location. While Atlanta's is in Atlantic Station, it is sort of removed from the true fabric of Midtown. A movie theatre and 500 apartments could also be in the works.

"Development plans for the Greyhound bus terminal along Charlotte Avenue are becoming the focus of what may be downtown’s latest burst of commercial development. This has the potential to be a massive catalyst for a larger retail presence, especially national chains, returning to downtown.

The temporary bus station could turn into a big-box retailer or a major grocer. In addition, the property was recently chosen as one of three possible sites for a new Nashville Sounds baseball stadium.

The Swedish home furnishing store Ikea has been named as a possible candidate for the site. Retail titan Target and the Publix supermarket chain are also in negotiations over the property."
