Bad news: The Edison is dead. The site was sold off to another developer who has "no immediate plans" for development. It was speculated that something like this might happen with three 20 or so floor office towers proposed. The Dillon and Charter Square North seem to be moving forward. The Edison apparently wasn't able to secure enough pre-leases.



In other news, the Legends nightclub site has been listed for sale and is zoned for 12 floors.

As of late September the foundation work was well under way. This will be the new tallest in downtown Durham:

I took a few photos of construction on Hillsborough street, which runs along the northern side of the NC State University main campus:





The Aloft hotel, which isn't exactly new (completed Nov. 2015)


The second building, to the right, is Stanhope student housing. It opened August 2015.


Another five floor (I think) residential going in.

Has the Dillon even started being built up? Seems as if progress is slow... Same for the second Charter Square?

Yes, the Dillon has been under construction for a while. They had to demo much of the building that was on site while preserving the historic warehouse facade that they are incorporating into the new tower. This photo is from back in July when they had finished that. Now there is a tower crane on site and maybe soon I can get by and take some photos.

Raleigh update:

Union Station:

New Amtrak, commuter rail and (possibly) future light rail station:








The Dillon:

The tallest under-construction building in Raleigh. Tower crane on site as seen from a parking deck near the center of downtown. The 18 floor office tower will rise on the left side of the block, at and to the right of the crane, and the back half of the block (to the right) will be the 6 or 7 floor apartments.


This rendering is sort of an opposite view; the parking deck I was on would be off the right right.






Residence Inn:




Along with the somewhat recent Charter Square South (on the right)




100 Plaza:
New 15 floor residential coming to North Hills area. Parking deck will be completely wrapped in units:

12 floor office at North Hills. North Hills is suburban but urbanizing. I'm glad to see them moving 1000 workers from their more suburban office park.

No, it's still at that phase where they want to sign lease agreements for more space before construction begins. Raleigh is probably only big enough for one major project at a time as far as office space needs. Plus two office towers have gone up in North Hills the past couple of years.

Right now 18 floor The Dillon is under construction which will add more office space (plus retail and a residential midrise) and the next tower to go up may be One Glenwood. It has a mid-2017 start date and either is or was on an upcoming city council agenda. It may very well be the next tower to go up. There are longer term plans for tower including two 12+ towers for the lot where Flying Saucer is location, and The Edison lot, which that project was effectively canceled/placed on hold indefinitely and the lot sold to another developer who wants to build 12+ floors but will wait until market demand is there.

So as of right now after The Dillon, the most likely next towers will be One Glenwood, the probably Charter Square North. Also there's another midrise (around 7 floor) residential planned for Glenwood South that will have a grocery (maybe Publix?).

Here is a rendering of One Glenwood, btw. The plan calls for two large ground floor retail tenants.

Site Review plans submitted to the City by the Lundy Group.

20 stories
245' height (about same as Red Hat Tower)
220,000 sf office space
242 residence units (175 1-bedroom, 67 2-bedroom)
40,382 sf retail space spread out among 8 spaces
176 hotel units
991 parking spaces
Total building square footage: 1,121,576
Flying Saucer building remains. Unknown fate for 1900 historic brick house at 327 Hillsborough - hopefully saved and moved!

Two Glenwood

Plans have been filed with the city for Two Glenwood. 7 floors, 85' across the street from the proposed One Glenwood (see above for that one). It will be a parking deck for One Glenwood with a hotel wrapped around it.

Exploris school has filed a site plan for a 10 floor school with commercial office space and parking deck on the south side of downtown:



And in other new the Carolina Railhawks soccer team re-branded as North Carolina FC, plan on launching a Women's professional team and pursuing MLS membership in the next 12 to 18 months. No official site announced for a new stadium now but they say plans and site will be announced next year.

North Hills projects have all been part of the master plan so these announcements are expected. After towers 4 and 5 get built out the available land in the master plan will be exhausted so there won't be too much more growth unless some existing property eventually gets bought and torn down.

After tower 4 and 5 get built, the only undeveloped spots on the North Hills master plan will be the residential to the right of tower 5 on Boundary Street, and the future development spot on the far right:



So as far as downtown development goes, currently UC are:

The Dillon (18 floors and a separate 7 floor residential building), Residence Inn (9 floors), Metropolitan (5 or 6 floors), and Union Station.

Active proposals include One Glenwood (10 floors), Two Glenwood (5 or 7 floor hotel), Charter Square North (22 floors), 301 Hillsborough (20 floors), Exploris (10 floors), plus two more hotel proposals at around 10 floors each and the "smokey hollow" development on Glenwood that will be 7+ residential and a Publix.

Possible future development include The Edison site, which was put on hold by the developer then the site sold to another developer. They started demolition on the site this week so something might end up coming here (original plans was for a ~17 floor office tower).

The site of the New & Observer was sold this year for redevelopment so anything there is likely to be 10+ floors too but no plans have surfaced.
