Wasn't there some sort of multi-block project right around here? Is this part of that, or something additional?

GBD went in for a Pre-App on a project a few blocks away, closer to Buckman Field, but this wasn't part of the site for that.

I love the size and massing of this building, it will be interesting to see what it will look like when it gets more detailed but overall, it looks like a great building. I also love that it is a wood structure, I love seeing these going up in Portland. Another impressive thing is including 3 bedroom units, I feel like too many new buildings are not including 3 bedroom units, which is something this city really needs in its apartment buildings.

The Inclusionary Zoning will encourage 3 bedroom units since it is counted by quantity of bedrooms and not by quantity of units.

This makes me wish Portland would have done this 20 years ago. So many apartment buildings built in the past 20 years that don't have any 3 bedroom units makes it really hard for any family larger than 3 people to live in the city.

Per Portland Maps, Sandy Pine has been submitted for Design Review:

Quote:
A 12-story, 124'9" tall, mass-timber high rise with 2.5 levels of subgrade parking (180 stalls).Mixed-use ground floor with street-facing lease areas, at-grade loading and parking garage access, residential lobby, ground floor walk-up apartments, and outdoor amenity court.11 residential floors with 279 units and 11th floor office, amenity areas and covered roof terrace.
If built, I think this would be the tallest mass timber building in Portland? Unfortunately they'll have to cover all the timber in gypboard.

I wonder if a street vacation for that short section of SE 9th is on the table. It would make a lot of sense.

It looks to me like they're widening the sidewalk on SE 9th, so that the remaining asphalt is wide enough for two-way bike traffic, but not vehicles. Vehicles are already blocked from going straight on SE 9th by the median island in Sandy, so it makes sense.

Drawings [38 MB], Appendix [44 MB] and Staff Report, which recommends approval.

That's a good looking building. Very cool. Great interaction w/ public ROW, and I like how much outdoor space they created without giving the impression of balconies hanging off the side of a building. Will be transformative for that section of the central eastside.

This seems to be one of the first enclosed courtyards I've seen built in Portland, as well.
