As the Miami-Dade County preconstruction market increasingly shows signs of leveling off, a Miami Gardens developer is proposing a new 33-story condo tower in the Flagler Village neighborhood of downtown Fort Lauderdale.

The developer — a Florida corporation called Third Avenue Development LLC with Itay Avital — has proposed building the 217-unit URBN @ Flagler Village condo tower on a site in the 400 block of Third Avenue just northwest of the intersection of Broward Boulevard and Federal Highway, according to records from the city of Fort Lauderdale and the Florida Division Of Corporations.

The URBN @ Flagler Village project is the 39th new condo building with nearly 2,750 units combined to be announced for the downtown Fort Lauderdale and Beach market since this current real estate cycle began in 2011, according to the preconstruction condo projects website CraneSpotters.com. (For disclosure, my firm operates the website.)

The downtown Fort Lauderdale and Beach area is the third most active market east of I-95 in the tri-county South Florida region behind only the areas of Greater Downtown Miami with nearly 20,200 units and Hollywood/Hallandale Beach with nearly 4,850 units.

A large chunk of the new condos announced for downtown Fort Lauderdale and Beach market are tied to a plan that is scheduled to be heard at today’s Development Review Committee meeting, to add seven new towers with 1,250 units on the vacant land surrounding the existing Galleria Mall in the 2300 block of Sunrise Boulevard.

The preconstruction condo activity has intensified in the downtown Fort Lauderdale and Beach area in the last year as buyers and developers increasing look north away from Miami-Dade to the less active markets in Broward and Palm Beach counties.

Nearly a year ago, developers had only announced 12 new condo towers with less than 600 units in the downtown Fort Lauderdale and Beach market as of April 15, 2014, according to CraneSpotters.com.

The strengthening U.S. dollar exchange rate against most foreign currencies combined with growing concerns about the prospects of overbuilding in Miami-Dade have been cited as factors for the shift to the north.

Plans for the URBN @ Flagler Village project call for the proposed 482,000-square foot tower that includes a 3,200-square-foot restaurant to be developed on a 30,625-square-foot site that is located across the street to the north of the Strada 315 condo tower built during the last South Florida real estate cycle, according to government records.

New hotel proposed on Fort Lauderdale beach

CRP/InSite Clipper LLC, a joint venture between Weston-based InSite Group and Washington-based private equity firm the Carlyle Group, will take its plan before the city’s Development Review Committee on Sept. 27. It calls for a 12-story, 224-room hotel at 1137 Seabreeze Boulevard/A1A.

The 3.1-acre site is on the northeast corner of Harbor Drive and Seabreeze Boulevard. It’s part of the larger property with a 487-room hotel that CRP/InSite Clipper acquired for $107 million in 2014. They renamed the Yankee Clipper the B Ocean Resort and started extension renovations that are still ongoing.

Broward's new courthouse, more than 1 year late, still has no opening date

Four years after ground was broken in downtown Fort Lauderdale, the $262.4 million job to build a high-rise courthouse continues to be plagued by delay.

The courthouse hit a milestone on Sept. 13, when the city issued a certificate of occupancy. But the hopes of lawyers, judges, courthouse workers and others ready to move in were quickly dashed. County officials said the building's not ready.

"Our focus has been on getting this building done for visitors, employees and residents of Broward County," assistant county administrator Alphonso Jefferson said. "It's not there yet. Have there been delays? Yes, there have been delays. But we're focused on making sure this building is done correctly."

Construction records show the project, which broke ground four years ago, was held back by a number of things, including unexpected utilities under Courthouse Drive, troubles with pedestrian crossovers and judges' requests for changes to all of the courtrooms and hearing rooms.

Jefferson said he hopes the courthouse will be open for business by year's end but has no specific date.

Wow, lots of tower cranes. Are those mostly, if not all, residential tower construction? Hopefully the riverfront can be successfully redeveloped to extend the action down from Las Olas.

AIMCO Plans 3-Million-Square-Foot Development At Former Sears Site In Fort Lauderdale

Denver-based real estate developer AIMCO has acquired a 5.7-acre piece of property at 901 North Federal Highway in Flagler Village, Fort Lauderdale, the former Searstown site which once thrived as a retail anchor for the neighborhood, lasting 66 years in business. The previous owner, RK Associates, an affiliate of Sunny Isles Beach-based RK Centers led by Miami Heat co-owner Raanan Katz, sold the site for $64 million. The 155,760-square-foot retail space on-site is slated for demolition and redevelopment.

First reported by the South Florida Business Journal earlier this month, AIMCO is under contract for the entire 9-acre Sears property for $100 million, so more than half of the assemblage closed with the most recent deal. RK Centers had the site approved by city officials in January for 950 units, but AIMCO has much bigger plans. The developer has a 3-million-square-foot mixed-use project in the works, which is likely to become a joint venture with another developer, much like the residential project with Kushner Companies over on West Broward Boulevard.

The 9-acre development site is generally located on the northeast corner of Flagler Village, bordering the Lake Ridge, Victoria Park, and South Middle River neighborhoods. The 5.7-acre parcel is primarily located between North Federal Highway and North Flagler Drive, with Northeast 9th Street to the south and East Sunrise Boulevard to the north. The remaining 3.3-acres that have yet to close are a handful of lots across the street aligned on the south side of Northeast 9th Street between Northeast 4th and 5th Avenues, and Northeast 5th Terrace.

Most likely. I recall a sale of the site via Swire Properties. Although if Kushner is starting One Journal Square, given the market down here, we'll possibly see an update before the end of the year if I had to gamble. Could be just funneling through the motions with the local authorities (sometimes it takes time).
