i think when the paper called it "bold" they must have been referring to the lack of any housing units and above grade parking

That rendering is of such low quality, that I won't hold any judgment on this thing until it OPENS. I could imagine, particularly from the street level, that with an appropriate level of detail, material palette, and color, that it certainly could look nice. However, the rendering above doesn't look very realistic at all - it misrepresents what glass, metal, and concrete even look like at the most basic level, so it shouldn't be interpreted as what the building will actually look like. Honestly people, let's just wait and see!

I think the rendering for this building, along w/ much of Group Mackenzie's work (and website) is dull and uninspired. Ugly, suburban, 80's office plaza pretty much sums it up.

... subjective opinion, of course.

Relative to the Fred Meyer design it looks good

On a positive note, this design is much better than the Fred Meyer design. It has more windows.

What is that, the world's largest air conditioner above the retail level? Kidding. Seriously, what is that?

As Sioux612 said that is parking, I believe three levels.

The building wasn't half bad until you get to the office portion. Yuck. Absolutely no design sense... and I just realized the Group MacKenzie is the one who has done some buildings in Kruse Way and that POS office building next to the Strand.

HOWEVER, their new headquarters building on the east side next to the Hawthorne Bridge is really cool - albeit a renovation (extreme renovation) of an older warehouse. I would hope that their future work would be more artistic and coherent.

such an ugly building. It looks like they could be building the Edge, BEFORE the design committee reviews.
