There should be action on a property nraar Barclay and Thurlow in the very near future. While the site is not limited by view cones, and the West End policy allows for 550 feet, this project probably won't see it's full height potential because of policies about shadowing the park / school grounds. It goes without saying that there should be a star architect attached to this project as well.

Oh! I should add, there's still even more excitement to come in the West End. 😉
My guess is it's 1070 & 1080 Barclay that sold back in early 2016.

That garden is sure growing some funny plants

Speaking to someone tonight at the 400 W Georgia open house, I brought up Landa Global's project at Alberni as one of the interesting developments in the city.

The person misunderstood which site I was talking about at first, and revealed that there's a site near a certain hospital that, after much speculation, will finally be seeing some activity rather soon.

Thanks for the heads up. I will be sure to try and get one more batch of fresh rosemary from my friends plot.

Question Whatever happened to "Nelson on The Park ??"

http://skyscraperpage.com/cities/?buildingID=106960
(this is just a link to make this post legal)

*But you remember. That tall, pale gold high-rise with the "honeycomb" top that was to have been a counterpoint to First Baptist. Was it just a mythical concept from the start or what?

The site was sold, so the project died.

And now (if I follow this forum correctly) thanks to new regulations restricting shadowing over parks any new proposal for this site will never be as tall as the the one we had.

I'm going to file this one in rumors though, given my source, I would be surprised if it doesn't see the light of day in the near future.

Apparently the Salvation Army store, as well as the neighbouring detached home at 4th and Cypress, will soon be the home to a 5 story building. Expect an open house event in the weeks ahead. A shame the project is lacking the height that an arterial in that area should see.

Also, it is nice to see others take up the mantle of fun teases. With 1 project in New West, 1 Midtown Vancouver, 3 in East Vancouver and 2 in West Van, it seems JTA will be busy before the election hits.

Great news. I just bought in Kits near this so I'd love to see a smart 5 storey development here. I think 5-6 floors (ie 4-5 FSR) is the right size for this until higher order transit arrives, if ever.

I'd be surprised to see this higher than fsr 3.5

Agreed that I was being overly dramatic about a small height difference of one floor. Congrats on the home purchase

I was at the Bank of Montreal at 401 West Georgia today
(they vacate and move next door this Friday).
I asked the teller who's moving in, and she said no one
- she'd heard it'll be demolished for redevelopment like the Dunsmuir side.

I'll double check that 4th and Cypress item. I feel like I looked at that 2 weeks ago maybe. The design is an RHA "Architecture Special" on a small lot rental project. Depends on their firm who you get and what the client demands or is interested in, it can either be nice or what is seen for that particular project. For rental and City policy you'll not get much more than that design. Client is... Harkerson BC Wholesale Lumber.. so you're guess is as good as mine but I'll ask next time.

I was trying to envision that site with an office tower on it so I went and got some more pics to illustrate the space. This time from Homer Street. Hopefully any new proposal will have some open public plaza space at ground level.

Are we sure this is true? Did she have an orange vest on?

The current additional building on the Dunsmuir site maxed out the existing permitted FSR, including a heritage 10% bonus to get to 7.7 FSR, so anything more added to the site would require a rezoning. Given how tight the Georgia frontage is on McMinsen's pictures, and the plaza guidelines along West Georgia it's hard to see much being added here without redevelopment of the tower. It's possible that some major renovations/changes might be in order to re-use the bank, especially if some sort of restaurant use was envisaged.

That's why I posted it in the rumours thread.
It's all speculative until there's documentation.

Apparently it was common knowledge (to all but my partner and I ) that 1300 Robson St (The Listel Hotel, Forage, Timber) was listed for sale. Valued at $107 million according to the last assessment, we're hearing rumors that the site has now sold and will be redeveloped. - https://twitter.com/City_Duo
