Gotta love this time of year in south Texas. It always felt as if it was my reward for putting up with the long awful summers. Thanks for sharing these photos of what looks like a lovely day out enjoying the city!
I liked the Varsity Theater a lot more when it was a movie theater. Nice that they preserved the structure, but I wish they'd preserved the use as well.
^That's Shoal Creek on the west side of downtown. So far there aren't any plans to clean it up, but I suspect that might change. Waller Creek on the east side of downtown is being transformed with a flood control tunnel that will open up 27 acres of land to more development that is now in flood plain. The flood control tunnel will start in Waterloo Park with an intake pond. It will pump water up the creek from the river so that it's a constant level creek. Basically it'll be a riverwalk. Then when we get a lot of rain that extra water will be pumped down the tunnel into the river to keep the creek from flooding. As it is now Shoal Creek pictured above does flood sometimes. There are a few areas on the western border of downtown that flood. Mostly street flooding, but it can be 3 feet deep when it does and sometimes a few of the businesses there do flood.

I am betting we will see a less robust version of the Waller Creek project for Shoal Creek after it is finished. It would be good to have both creeks even level instead of so prone to drought/flood.
