1349 Commissioners Rd W - 5s Apartment

Urban Design brief released for a proposed 5s apartment building in Byron. Treadstone Developments is the developer. Whats the odds there will be push back from neighbors on this one?

This is right across from Byron northview school (my son goes there). I noticed recently 3 properties side by side were for sale and sold so I assume that is where this is proposed.

I'm not sure why people wouldn't like it there are average townhouses near by its not really near single detached.

It's Byron so there's going to be vocal opposition. It took almost 4 years just to get a Tim Hortons built just a block from this site. There was even opposition to the nearby fire station (!) that was built in the same era.

Not surprising, from LFP

"committee also approved rezoning for a proposed five-storey, 54-unit apartment building in Byron from 1349 to 1361 Commissioners Rd. W.

But the committee wants a different look, and may knock a floor off of it, and the public was promised input into the new look of the medium density building.

Coun. Paul Hubert made the motion for the redesign after it came under fire from many in the public gallery for being too tall — they wanted it at four storeys — unattractive and needing better fencing and noise buffers, among other concerns.

It also drew fire for possibly adding traffic in an already busy area.

“We have heard a lot about this building in its form. It is obvious it complements the neighbouring land use, but the concern is the footprint of this building,” said Coun. Anna Hopkins.

“This will change the uniqueness of Byron as it exists.”

Coun. Phil Squire, committee chairperson, praised the input from the public, calling it “very well informed and respectful and ­helpful. Sending it back for more input from you is a reflection of that.”

This will be starting any day, as of this week there is a construction trailer on site as well as an excavator so I would expect the houses will start to be torn down in the coming weeks.

Another house came down yesterday, the plot should be clear in a few weeks.

All of the houses are cleared, signs indicate it will be complete by the fall so they do not plan on messing around.

They have been doing some more site prep work. Clearing tree stumbs etc.

Finally the site is fully cleared and as of this week they are starting to dig for the foundation. I think this one will go up quick now

Construction is well underway now. Foundation is mostly done and even some of the first floor brick walls are going up.

First floor framing is well underway, if not almost done. Was surprised to see this is another wood framed building.

The second floor is well underway as of this week, because of the construction type I expect this to go pretty fast

2nd Fl is done and the concrete elevator/stairwell is up to the 3rd floor level. Expect framing the 3rd floor will start very soon.
