For SDUS Mission Valley, I'm not sure. Affordable Housing projects require multiple synchronized financing schemes to pencil, so I can image that they made the announcement to showcase the project to potential funders and are working on securing financing now. So TBD on all that given the state's depleted affordable housing dollars and high interest rate environment.
Riverwalk is interesting. I feel like they were focused more on key infrastructure elements first before vertical construction begins. You are correct though, no news has come since last September. I wonder if it's a financing or market issue.
I will say that overall, we are seeing a significant uptick in permit applications for North Park, Uptown, and even Golden Hill/South Park. Lots of 7-8 story proposals, and even some towers. And with the city's recent reforms, some of these projects may even be withdraw and resubmitted to achieve even higher densities. Whether any of these pencil in the near term is a big question, but developers are getting ready for the next construction boom by lining up permits now.
