This is such a ridiculous argument. Maybe sometimes after spending $20/cocktail at The Aviary, some people just want a basic $1 mcchicken for their drunk food.

Developer plans 166 apartments in West Loop

Because of its proximity to public transportation, the project would be classified as a transit-oriented development, allowing the developer to include less parking than would normally be required by the city.

Madison is quickly developing into a bustling corridor, but one that serves the neighborhood rather than elites from around the city and region. The fact that it hasn't been overrun by new construction means there's still plenty of room for independent businesses. Ideally it evolves into something like Broadway in Lakeview, but the population isn't quite there yet. Plus all the TOD in the world still won't give the West Loop the parking ratios of a bonafide prewar neighborhood.

I could see a future where we get a bunch of large rental buildings on Lake, Halsted, Jackson/Van Buren close to the L stations, and all those people converge in the low-rise center of the neighborhood to go to eat, drink, shop etc - just like Broadway. Maybe in a few decades it could even be pedestrianized, since it is the rare case of a commercial street that doesn't function as the main traffic artery (Washington/Randolph and Jackson/Van Buren are busier).

Did some more internet scavenging, and found that Brinshore Development and CHA are proposing another mixed use development at 14th & Damen, near the IMD. The plan includes a 3 story building with 60 units and....44 tiny homes units? I thought this was a non-serious proposal, but it looks like they've already applied for LIHTC. Architects are Landon Bone Baker. Would be quite nice if this actually gets built.

New construction permit issued yesterday for the new construction of an 8 story, 61 unit building with below grade parking at 61 E Banks - Banks & Lake Shore Drive. That weird parking lot in Gold Coast.
