Over three decades, the LeFrak family has moved mountains of dirt to transform a 300-acre derelict rail yard on New Jersey’s Hudson River waterfront into a sprawling waterfront community of apartment towers, stores and office buildings.

For its latest project it had to import 50,000 tons of dirt to prepare LeFrak’s latest Jersey City site for development on a peninsula that juts into the river. LeFrak, which just broke ground on the 43-story rental apartment project, hopes demand will be strong for the units, which will have water views in three directions.

But LeFrak needed to upgrade the site to comply with regulations passed after superstorm Sandy, which devastated Newport—the LeFrak’s name for their sprawling Jersey City community—and many other waterfront areas in the New York region three years ago.

Federal regulations passed after Sandy required LeFrak to push the first floor of the building up to about 13 feet from roughly 10.6 feet, according to Jamie LeFrak, principal and vice chairman of his family company. He said the price of the dirt increased the building’s cost by roughly 2%.

“Clean dirt is expensive,” he said.

Yes your right. I originally had it at that height but I doubted it. I think I interpreted the first floor being 3 ft higher than the standard ceiling height for everything above it as the standard. It definitely looks slightly taller in the rendering, but it might be a matter of perception. Sort of a parallax error.

Another great addition to Newport. Now we just need that large scale Hoboken development near the rails to kick off. Whole area is booming.

That area (Newport) looks very nice, I could see myself living there. The tower's location is just perfect, by the river and a big park in front of you. And of course just across the river there's Manhattan.

I wish it had the height of the Goldman Sachs Tower. It does look like something out of Edgewater. Well, in a way, JC is the Miami of the North.

the curved walls will be a soothing sight across the river . .
But it would be fun to know, what kind of special foundations . .
are required to go down into that slimy river muck . .
in order to support such a tall building on a pier . .
What precautions and special strengthenings were there . .
designing a tower right smack on a sea-level riverbank . .
prone to storm surges and rising seas ? . .
Can The Ellipse's lobby be made watertight when things get blustery? . .
Can Ellipse perhaps deal with, a playful little tsunami ? . .

but the observation is also an indictment . .
of the cheap, middle-brow taste of our developers . .
. . that a rather plain, NYC building, that happens to have a curved shape . .
is considered representative of another dazzling city . .
blatantly signals how pathetically orthogonal and humdrum . .
most contemporary NYC design really is . .

well there's a curved volume of black glass that is the 265 E 66th St. apt. tower
. . the Silver Battery tower at 17 State St. with a 1/4 circle footprint . .
a bit of a curve on the GS bldg. . . yeah, curved corner-glass on 50 West . .
some curvy-poo glass, wiggling around on Manhattan West buildings . .
Sure there are a few others . . but for all intents and purposes, . .
dynamic design is all pretty diluted down . .
in this expensive, old, gnarly Eastern Seaboard town . .
Accomplished Curves, and ambitious angles, are too exorbitant . .
for the greazy, corrupted big boys here . . and that is why, lamentably, . .
so many architectural flourishes at Hudson Yards and the WTC . .
have conveniently vanished . . But not to worry . .
There's plenty more of where that came from . .

LeFrak Org. did well with this building so far . .

also Related, and S&H Green bldgs. designed by KPF . . top drawer . .

I'd just like to make note that if you compare post #8 to the one above, you will see that from May to now (#19), end of August, this tower hauled ass. Now that's a productive summer.
