Interesting article today at SFGate.com. It mentions the expected groundbreaking to start in either late 2014 or early 2015. The expected completion and move in date for the Mexican Museum to be sometime in 2017-2018. Assuming that the NIMBYs in the Four Seasons don't get their way, the article says that building will stand at 510ft.

I haven't been able to confirm, but it appears the lawsuit has been settled.

Anyone know anything?

Here's another story mentioning a July groundbreaking:

“I knew it was going to happen eventually,” says Rodriguez, who hopes to attend the groundbreaking in July of the 54,000-square-foot, $43 million Mexican Museum at Jessie Square, designed by another major Mexican architect, Enrique Norten.

It will occupy the first four floors of a 43-story condo tower at 706 Mission St. being developed by Millennium Partners and designed by Glenn Rescalvo of the local Handel Architects. The project includes the renovation and integration of the 1903 Aronson Building at Third and Mission streets, a 10-story Chicago-style brick beauty whose lower four floors will also be given over to the Mexican Museum.

Lawsuit status

I was curious about the status of the lawsuit against the tower, since the Business Times reported that the case would be heard October 2 in SF Superior Court.

So, I searched through the court database and found Case CGC-14-540094: THE 765 MARKET STREET RESIDENTIAL OWNERS ASSOCIA et al VS. THE CITY AND COUNTY OF SAN FRANCISCO et al (CEQA Case) .

It appears the judge ruled in favor of the City and the Mexican Museum:




Since then, the lawyer for the Four Seasons residents filed for an appeal in December, and that's where it stands right now.

up close there's a not insignificant difference


and though i definitely prefer the vaguely lincoln center-esque original design on aesthetics and openness to the square, i'm guessing that a lot of work went into the interior design.

another sign (literally) this is moving forward... the Rochester Big and Tall which apparently had been in SF for 108 years, and at the Aronson Building location since 1918, closed on Jan 10, and their door says it is because the Mexican Museum will be taking its place.

J.K. Dineen says groundbreaking is still slated for July, even though the lawsuit is being appealed:

The new highrise will be different in that it will consist mostly of jumbo units with an average size of 2,700 square feet, about 30 to 40 percent bigger than average condos in comparable towers. At $2,000 a square foot, the units in the new tower could fetch an average of $5.4 million.

“We have completed design drawings and released them to the general contractor,” Jeffries said. “We think we can start in July. We can’t be certain of when the court decision is going to come down so we are going to go ahead and start construction.”

...

The excavation and seismic upgrade will be the first phase. The 1970s addition to the Aronson building will be removed. It will be mostly below grade and you won’t see much work for eight months.

“It’s a little more complex than the other sites have have build on in San Francisco,” Jeffries said.

The building will be completed in September of 2018 with sales starting in 2017, according to Jeffries.

^That's odd, Dineen reported the building will have 53 floors. Surely the proposal hasn't gotten taller.

This is going to be the 3rd tallest tower under construction when it breaks ground in July. This is a very classy proposal all around.

Same old question again too, as with other projects: Is it 510' to the roofline or to the crown?

It's 510' to the crown, 480' to the "roof" (both reduced 40' from original proposal).

At 47 stories the original roof was already at 520 feet, so a reduction of 4 stories would not be only 10 feet less in height. 510 feet is more likely the top of the crown.

Edit: Oh, you just beat me to it. Yes, those drawings explain it even better!

wow, i didn't realize that the offices in the aronson building would be converted to residential. that's a shame, but at least if the currently discussed prop m interpretation adjustments are made, that's a decent chuck of old "b" office space that can be shifted back into play.
