This is a very odd building, I didn't really know what to expect but I didn't think it was this. I remember when they knocked down the old low income housing apartment and the lot looked so tiny, like it could be a large dog run off the park or something. This tower is pretty large, I think that's the surprise for me

First few units have started popping up on Craigslist. Idiots trying to get $9,500/month for their shitty units. It is so out of touch with reality that it's almost not funny. Those owners are in for some rude awakening once they are hit with the empty homes tax as their units sit empty...

Terrible layout in these units. A $10k suite with a Master Bedroom like this.... wow!

I’m not familiar with how the empty home tax works. Could they be pricing it that high so no one will want it but they can still say they are actively trying to rent it out?

That used to be the case but now you have to pay the tax if you have the unit sitting vacant for 180 or more days a year. So better price it in a way that will have it rent out.

The price here is double what it should be for a completely average unit in an average building. For the current price one can find so many way nicer units in landmark buildings.

I'm confused. Too small? It's a square layout, efficient compared to a lot of what we see in Vancouver.

It's a good layout! And rather generous by downtown 2021 standards. Generally I like 2nd bathrooms doubling as a 2nd ensuite, but here I'd rather isolate the master bedroom by flipping it to the other side and make the other 2 bedrooms close to the 2nd bathroom like this:

Yeah, the layout looks fine to me.
All corner units have a bit of hallway to get to it and this is not a bowling alley.
I think the ceiling are 9' and there's air conditioning, 2 balconies and 2 parking spaces.

I don't think it's worth $10K/mo, but I think it's above average.

That also avoids having the bathroom door open to the kitchen area.
