Joe Segal owns that site.

Thanks. At least it's not owned by a developer.

I'm sure they'd have confidence that residents of a building of this caliber wouldn't create 4' mezzanines out of their 12' ceilings. However with 16' ceilings, I could see it potentially happening in some buildings.

Speaking of 16' ceilings, I forgot to mention that the penthouse in this project will have 16' ceilings. Same as the penthouse at Trump Tower Chicago, and Donald Trump's NYC apartment.
That does make sense - that 12ft isn't a big risk - it depends whether the City staff are willing to bend or tell the developer to be satisfied with 10ft (which is still very high for downtown).

Nice to see that the penthouses will live up to the name - unlike so many that have standard floorplates and ceiling heights.

Does he develop or will he sell it to a developer?

Project on hold/cancelled?

I noticed the Thalia website is down. I'm hearing that the project might not go forward... Artemisia in Vancouver has already been canceled, and the property is being sold.

If Thalia doesn't happen, that would be too bad. I was very serious about moving in there in a few years. Vancouver needs more decent residential buildings in vibrant areas (I find Coal Harbour and the Yaletown waterfront boring).

I don't think that Thalia responded that well to the site.

We know that it was going to back onto the blank wall of the Law Society Building - but across the alley to the west, 888 Hamilton (Rosedale Garden) also had a facade that was designed to be face/back onto another tower. The alley side of Rosedale Garden has very small windows (kitchens, I think) and it's pretty clear that the building on the Thalia site should block that building as well as butting up against the Law Society Building.

Thalia's design doesn't accomplish that, meaning that the largely blank wall of Rosedale Garden would be exposed forever to those driving up Smithe.

I take back my previous post. I spoke to one of Thalia's sales agents this afternoon, and she says it's going ahead. Thalia's website should be up again some time in April.

Artemisia is cancelled, however.

Vancouver developer James Schouw allegedly committed fraud: BCSC
https://www.biv.com/article/2015/11/...gedly-committ/

Quote:
A prominent Vancouver developer known for projects such as Grace and Iliad allegedly committed fraud, according to the British Columbia Securities Commission (BCSC).

Schouw allegedly told the investor that his funds would be used for building permits, demolition and construction costs of the Artemisia, which is a project on Hornby Street in Vancouver for which Schouw had incorporated Hornby Residences Ltd.

Additionally, BCSC alleges that, upon receiving the investor's funds, Schouw transferred approximately 75% of the money to other accounts under his control.

Within a month and a half of receiving the investor's funds, Schouw spent approximately $453,155 of the investor's funds on expenses unrelated to the development of the Artemisia, according to the BCSC.

That spending allegedly included a payment towards a personal legal judgment, payments to previous investors, and to service personal mortgage and rental obligations.
Stay far, far away from this guy.

Desperation move. It's not like he was spending the money on cars and trips. He probly gambled that he would make it back somehow.

Boffo scooped-up both Artemisia and this site. While they completed Artemisia according to the original plan, this project has since been redesigned and presumably will no longer use the Thalia name:
