Yeah, the Deep Deuce Apartments were the first downtown residential project in decades, and at the time they built them (99-00) no one really understood the demand for urban downtown living was so high. So the result was about 300 units spread over four blocks of land. Now, the density on average projects in Deep Deuce/Maywood is much more like 200-250 per block with commercial space and structured parking included.

The grass lawns within Deep Deuce aren't totally bad though, they provide nice community areas (especially dog walking) and shortcuts for pedestrians. When you consider what the neighborhood looked like in the late 90s, it is a really incredible transformation so far with about 14 blocks experiencing redevelopment (including more than 800 residential units). Reportedly there are several more projects about to be announced in this district. In the next five years, it will likely be a solid mass of 3- to 8-story structures.

Done! The same lighting technology is used in the Devon Tower across the street from this botanical garden.

Colored lighting is becoming a major feature in downtown OKC, since the addition of the Chesapeake Boathouse which uses some elegant white lights. They also put color-changing LEDs on bridges over the river, bright colors to flood the underground pedestrian tunnels/shopping areas, and an amazing blue-glow on the new Devon Boathouse. A lot of this can be traced to Rand Elliot a local architect who loves using colored LED lighting in his work.

JOBS

- Continental Resources (CLR) announced the relocation of its corporate headquarters to downtown Oklahoma City yesterday. They will move 250 of its 500 employees in to the 19-story Mid-America tower (which they purchased from Devon) by 2012 and then triple in size (to 1,500 employees) by 2015.

- This is in addition to Boeing's move of 550 engineering jobs to Oklahoma City, for which they are building an additional 320,000 sf building on their campus near Tinker Air Force Base.

- Economic development officials have indicated they have not yet concluded all the negotiations they are in

I am really surprised by the lack of interest and enthusiasm on the Devon Tower. I live in Houston and am very excited for you guys. Even a building of this stature would make a huge impact on the Houston Skyine---and we have several of these 800 and 900 footers. I come to check on the progress of Devon and there are hardly any pics at all. Come on, guys! Not only are you getting a new tallest in your city, you're getting the STATE'S tallest AND one of the tallest west of the Mississippi. Come on, I wanna see pics!!!!

Yeah, for Devon Tower check the thread in the highrise construction section. Here is a photo for good measure (Courtesy City of OKC)

New design for an 11-story hotel in Bricktown, which will be next to an existing 10-story hotel, creating kind of a canyon effect on the north side of the neighborhood.

Also, proposals are starting to surface from hotel developers/operators for headquarters hotels for our upcoming $280 million convention center development. The first is from the nicest hotel in town, the Skirvin. They would like to build a new 22-story, 425-room expansion tower, demolish one of the largest (ugliest) parking garages in downtown, and build a new skybridge connecting the convention center to their hotel.

Transparent cube is Chase Tower. Skirvin expansion tower is drawn to the left of the frame, extending out of the frame. Follow the skybridge across the street and elevated rail tracks and you see the large convention center, built on the site of a surface parking lot.

One of downtown's grandest streets, Park Avenue, currently terminates with a parking garage. This proposal would replace it with a grand entry and new office space.

There are some problems with this proposal, since it interferes with plans for high speed, regional, and commuter rail tying into the proposed transportation hub. More proposals are expected quite soon.

The tallest one of course being Devon Tower. The one directly to the right of it is the new Boathouse District Finish Line Tower. The building directly right of that one is the new Devon/Oklahoma City University/Olympic Training Boathouse.

Chart is color coded. Each color repeats numbers over.
