Just for fun, I added the Lennar proposal plus showed a highly speculative 'Mystery Project' on a lot that was acquired within the last year without any details or proposals being revealed. The building shown is strictly of my own imagination.



To summarize what you see in the picture..(note that there are strict height restrictions in this area limiting construction to 18 floors or less).

The Element at Music Row is an 18 story, 190' tall apartment building under construction. The second floor is underway.
The Virgin Hotel is a Richard Branson development and while no renderings and few details have been released, the project promises to be very exciting.
The Sky House was just revealed as a project and is looking for a waiver on the height restrictions in order to build a 25 story building.
The Lennar Project is also seeking a height waiver to build up to 17 floors. There is some organized opposition.
The Buckingham in the distance is in pre-construction (fences up, utility and street work underway) and will be a two-block long, 13 story apartment with a 17 story hotel.
The 6 story Cadence has been scheduled to start construction soon.
The Mystery Building is shown on a recently acquired lot where no details have been released. It is just strictly wishful thinking on my part.

Awesome job as always MidTenn1!...

Midtown is blowing up! It's very exciting to see this much activity happening here, and I don't see it slowing down anytime soon.

As for Skyhouse, I said it over on UP that I don't really care how many replica's there are of the building, and I happen to like the design. I think Midtown is the perfect place for it and I'll gladly take it... No complaints from me if it's announced.

I agree. It's nothing too different than what was done back pre recession with Encore and to an extent Viridian. All of their towers look very similar. In any case, I hope this happens and we get another tower in Midtown.

I didn't know mid-town had a height restriction or is it just that specific site/area of mid-town? 25 stories for an apartment building really isn't that tall. While I'm kind of tired of the lack of originality in architecture these days throughout the country, I don't mind the Skyhouse design being built in that location. If it were on West End, I'd be disappointed. Whether it is downtown or mid-town, Nashville needs more originality in its development. The city is still lacking truly iconic building. Maybe it's time to bring international designers (specifically Asian architects) to Nashville to bring something outside of the box to the city. So, long Nashville continues to turn to developers from the same areas over and over again, the more we will see duplicated and uninspired architecture. I truly hoping that the design of the MCC would inspire developers to continue to bring new and bold designs to Nashville.

Skyhouse - 25 stories @ 284 ft!

Based on other Skyhouses (Austin's 23 stories at 264' & Dallas' 24 stories at 274 ft), we can reasonably compute the Nashville Skyhouse to be 284 ft (10 ft/floor + 34').

It would be a new tallest for Midtown over Palmer Plaza at 18 stories and 269 ft. In addition to rising 80' higher than any structure in the immediate area, Skyhouse will be on a prominent hill also giving it even more impact on the mid-town skyline....




....if the height variance is granted.

Apparently all of my favorite Mexican restaurants in Nashville have closed since I left. Is the San Antonio Taco Company & Fiesta Mexicana on 4th BOTH closed?

I would guess the main entrance will be on Division Street. It would face the roundabout, Music Row and look straight down Demonbruen to the Gulch. Broadway is very boring and uninviting. And access to the garage might be a little less complicated on Broadway.

I was wrong! The garage entrance will not be on Broadway, but possibly on Division Street.

As long as I'm still up....

A boutique Hotel is proposed on four properties that line up in Nashville's historic printers alley.

From the 'Tennessean'...

The developer: “We intend to build new structures over existing buildings while restoring the Embers Building and the Utopia Hotel building, returning it to its former glory as a boutique hotel which will front on Fourth Avenue. On the Printers Alley side, we intend to embrace and maintain the character, history and cultural identity that have created so many memories over the years. We believe people will be excited to see the details as they emerge."




Two buildings will come down and the other two (presumably the two on the right) will be preserved and rehabbed.

There is a move to preserve the historical character and atmosphere of the alley.







Is there another City in America that would work to preserve a 'Hootchie Kootchie Girl' district? Other than maybe New Orleans?

Damn!...those are some pretty weird designs. I'm all for some different types of architecture in Nashville, but those buildings seem a little out there. I don't necessarily think we would get something that radical for the Virgin hotel here, but I doubt it will be cookie cutter or boring either. I'm really looking forward to seeing what they come up with, however, I'm a little nervous at the same time...

I guess the designs are no more weird than the guitar shaped building someone proposed for Nashville. An idea I actually thought was kind of cool if done right and not so literal. I am curious to see what Virgin will bring to the Nashville market in terms of architecture. I'm not opposed to something radically different than what is currently being built and proposed by other developers. Midtown, like SoBro should be trendy not the status quo. Especially the area between the interstate and 21st Ave. It would be great to see the area from Charlotte Pike to Demonbreun take on its own flare in architecture.

Keep in mind lower Broadway as it used to be called before it was dubbed "The District," or whatever it is called today, used to be full of porn shops and a couple of strip joints. Some people thought it was worth revitalizing and look at it today. Printer's Alley is not even close to the French Quarter's in New Orleans. But it has had a history of seediness. However, it was also known as Nashville's jazz spot. I remember in the 90's someone tried to revive that theme and opened a jazz club in the alley. It was actually a cool spot. But, Nashville and its tendency to be single minded at times, didn't afford the concept the type of support it needed, so it closed.

I don't know what is there now, but Printer's Alley is a unique location and should be revived as another spot for entertainment.

I also think a developer should repurpose the Arcade as well. Both Printer's Alley and the Arcade offers something unique to Nashville that should be preserved and revived to fit into the entertainment and hospitality growth in Nashville. Spread the venues out to generate more exposure throughout downtown and other areas.

The 16 story building remark is just a snarky remark on my part. There is no information about the ultimate height and I doubt even the developer knows yet.

A difference between the two is that the AT&T tower is top-grade Class A office space, while the UBS tower — which is in the midst of major renovations— offers Class B space.
UBS Tower stands 28 stories tall, and is located at 315 Deaderick St.
