Delta Complex in Blok 20

Thanks to our insider, for the first time you are able to see a rendering of the tower that Delta is planning to build in Blok 20. Delta bought this part of Blok 20 from Genex last year. The proposal is comprised of three parts including a shopping centre on the first 2 floors, a 19 floor hotel building, and a 37-38 floor office tower.

Delta holding is planning to construct an elite office centre and hotel with five stars in the space between Delta's existing office space and the Hyatt hotel. Delta has said that the second investor in this project worth 60 million Euros is Prima Stan, which purchased the rights to this land from Genex.

The complex is expected to have apartments, offices, and a luxury shopping mall. It is expected that there will be negotiations with Hilton regarding control of the hotel.




Belgrade Office Park

Prokop

Thirteen potential investors have accepted the pre-qualification tender for the financing and development of the commercial-office space and the main railway station. For the realization of the largest investment project in South-Eastern Europe, an investment of at least 200 million Euros is required. Among those registered for this project include the largest construction firms in the world from America, Israel, Czech Republic, Greece, France, Italy, Croatia, Austria, Cyprus, and Serbia.

The first phase of construction will see the construction of the railway station Propkop, 120000 square metres of residential-office space on top of the station and 10000 square metres for the uses of Serbian Railways. In the second phase, 150000 to 170000 square metres of office space will be constructed in and around Prokop.

Finishing Prokop will allow the Sava Ampitheatre to be cleared, opening prime real estate land that is planned to become the business centre of this part of Europe. The value of such a project is estimated to be more than 15 billion dollars.

Energoprojekt has started preparation work for allowing construction of Prokop to begin again. The Ministry for Capital Investments has already provided 10 million dinars so that in the next few days the continuation of work on the "kote 105" can be expected. Kote 105 is the plate above the station on which the future investment will be allowed to construct 132000 square metres of commercial space.

The amount required for these works is 14 million Euros and requires the formation of foundations and columns for the unfinished part of Kote 105. However, for the station to be opened for traffic, another 42 million Euros must be invested. In that figure, the amount required for providing equipment and traffic connections (that will connect it to the highway) to the train station are also included.

The company responsible for building this railway centre have said that the continuation of work will be financed by providing the space on Kote 105 to the investor where besides office and commercial space, they will also be responsible for building a hotel. The investor will be chosen at the end of October and is expected to start construction next spring, yet some wonder if Kote 105 will be ready by then since 20 months are required for its completion.

Energoprojekt's experts have said that they believe that it will not be a problem because the entire plate has an area of four hectares. The investor could already start work on the completed side and then the rest of the space will be freed as work on the plate continues





Hotel in Rajiceva

The site is located in the very centre of the historical core of Belgrade, close to the main city park, Kalemegdan, and the old city fortress which overlooks the Sava and Danube. It is situated between Vasina street and along the main pedestrian street Knez Mihajlova, within the commercial and business zone of the city centre which stretches to the Republic Square, Terazije and Slavija Square, a new regional business centre of the Balkans.

The surface area of the site (lot) is approximately 0.78 hectares. The proposed luxurious 200 rooms hotel, catering and other commercial facilities in the function of the hotel, are located in the zone along Tadeuša Košcuška and Uzun Mirkova streets. Retail and commercial facilities are located in the zone between Kralja Petra and Rajiceva streets. Both zones are connected with floors above ground and at the underground level (commercial facilities and garages).

The main characteristic of the site is its exclusive multi- functional urban environment within a historical setting, In that sense the future facility has certain commitments concerning historical heredity and the surrounding public facilities - the pedestrian zone and public places (a small public square has been planned on the site, next to the City library).

The authors of the project are arch. Milan and Vladimir Lojanica.

Belgrade - Avala Tower - 204 meters (U/C)

Finally, with today's nice weather in Belgrade, one of our forumers made an excursion to Avala mountain, just outside (increasingly, within) the city to check on the construction of Avala Tower, destroyed after multiple cruise missile attacks back in 1999.

Like everything in Serbia, it will be rebuilt to resemble what was destroyed, yet it will be built better and taller than it was - two meters more than the original tower in this case.
