What dismal designs compared the the original rendering that had all sorts of different shapes and iconic roofs. as usual, boxes get built and no one should ever believe the first renderings because you'll always be disappointed unless your in a city that does good design.

Just months before groundbreaking, the developers of Miami Worldcenter say they’re ditching the massive enclosed mall at the heart of their $1.7 billion downtown project — and replacing it with an open-air shopping center along a Lincoln Road-style promenade.

The move comes at a time when major malls and department store chains around the country are slashing jobs and closing stores. Macy’s and Bloomingdale’s had signed on as anchor tenants for the Worldcenter project two years ago. But the new design means they may drop out.

“We would love to find a home for them here,” said Nitin Motwani, principal of master developer Miami Worldcenter Associates. “When we started developing, the perception was that you needed strong retail as anchors, even in an urban setting like Miami. But for a lot of different economic reasons that model is changing.”

Motwani said the redesign wouldn’t delay completion of the shopping center, still scheduled for fall of 2018. Retail giants Taubman Centers and the Forbes Company are co-developing the project’s retail component. They announced the new concept in a press release Monday morning

The plan calls for developers to build an open-air promenade lined with one- and two-story stores running from Northeast Seventh Street to Northeast 10th Street between Northeast First and Northeast Second Avenues.

The original structure would have been a 760,000-square foot enclosed mall. Macy’s and Bloomingdales would have accounted for about 300,000 square feet of that space, meaning the new design will be smaller if the department stores drop out.

“We’ve shifted the retail from a suburban mall to more of a high-street retail concept like you’d see in Union Square in San Francisco or SoHo in New York or the Design District,” Motwani said. “We’re taking the roof off and we’re going to create a very pedestrian friendly public space.”

This is the model more should follow. Good thinking on their part. A booming Miami also needs a vibrant street life.

Every couple of months I compare the changes in the design, because they update the site sometimes, and this is the rendering that seems to have remained on the site. No different than previous one since mid 2015.

Although they did have revisions in the past where this base image, from 2014, was modified and new towers added. Either way, a high quality rendering as a reminder, and if new as a guest, an idea of whats in store for a very underrated city on SSP.

“We believe that 'high street' retail is the right way to move forward in downtown Miami," Robert Taubman, chairman, president and CEO of retail giant Taubman Centers, which is partnering on the project, said in a statement. "The retail and restaurants, combined with the new residential developments and surrounding amenities, will create a very desirable urban experience.”

The change means that original anchor tenants Macy’s and Bloomingdales could drop out, although the developers are trying to accommodate them. Department stores generally need larger, taller buildings than high-street retail can provide. As a result, the shopping center could shrink from a planned 760,000 square feet of retail to closer to 450,000 square feet.

Construction is set to start on the shopping center and an adjoining luxury condominium tower called Paramount in March.

That's better. Miami might actually get people to go to shop downtown now. The current downtown is awful. This is way better than the mall idea which would have been a bad thing for Miami! Good on the developers for realizing that this is a better way.

The first phase of construction begins with Paramount Miami Worldcenter. It is the development’s soaring signature residential skyscraper, which is 700-feet tall, 60-stories and costs $500-million. It will be amongst the tallest luxury residential towers in the U.S. with the world’s largest private amenities deck, including resort-style pools, walking paths, gardens, bungalows, tennis courts and an outdoor soccer field.

Paramount Miami Worldcenter residents will ride in private elevators to the ground floor, which leads to an expansive restaurant and retail promenade. It will consist of an unprecedented collection of two and three level “High Street” style stores and a fusion of restaurants. The promenade leads to a sprawling public plaza accented by fountains.

Miami Worldcenter will intertwine six other downtown Miami residential and office buildings; a 1,800 room Marriott Marquis and Convention Center and several other hotels.

“We are building a city-within-the-city-of-Miami, which many forecast will be America’s City of the Future,” Miami-Dade Mayor Gimenez says. “Miami Worldcenter will create thousands of new construction jobs, generate billions of dollars in taxes and revenues, and provide a futuristic infrastructure for generations of Miamians.”

Adjacent to Miami Worldcenter will be the main terminal of the All Aboard Florida, intrastate high-speed railroad. It will connect Miami, Fort Lauderdale, West Palm Beach, The Space Coast and Orlando.

Miami Worldcenter’s completion date is set for 2018.

It's just amazing how many empty lots and 27 acres are just north of the CBD and this is supposed to be Miami's answer to Rockefeller Center.
