meetinghouse space for The Church of Jesus Christ of Latter-day Saints. The office tower and meetinghouse will have separate entrances and will be independently operated.

95 State at City Creek will offer office tenants premier amenities such as dedicated executive parking, exercise facilities with daily instructional classes, a private entrance for cyclists with secure bike storage, automated window shading,
and personalized HVAC systems that will allow individuals to control their microclimate.

The building will also feature a 5th-floor garden terrace with 7,000 square feet of landscaping, a lobby with 28-foot floor-to-ceiling glass, on-site restaurant, and a renovated underground pedestrian walkway beneath State Street with
direct, protected access to City Creek Center.

95 State at City Creek is designed to be the state’s first WELL Certified building with plans to also qualify for LEED Gold and Wired certifications.

Construction is set to begin this month with completion expected in Fall 2021.

Developers began Tuesday to convert an old mid-block industrial site in downtown Salt Lake City into a project known as Paper Box Lofts, which will have three residential high rises, retail spaces, a visually striking open plaza and a unique automated parking system.

Officials with Utah-based ClearWater Homes and PEG Development broke ground on the 1.99-acre property at about 340 West 200 South, just south of the Utah Jazz’s Vivint Smart Home Arena. When done, the project will include 195 apartments.

Under an agreement with the city’s Redevelopment Agency, which has helped subsidize the project, developers will keep 36 apartments affordable to residents making 60 percent of the area median income.


Sixty percent of the area median income would be $31,700 in annual earnings for an individual, $36,200 for a household of two people and $40,700 for a household of three, according to data from Salt lake City.

With its affordable housing, new parking, green space and midblock pedestrian walkways, Mayor Jackie Biskupski said Paper Box Lofts “will benefit our whole community.”

The project is also expected to extend the city’s downtown core further westward and improve pedestrian access from the traditional downtown to The Gateway. Salt Lake City-based ClearWater and PEG, based in Provo, said the first residences of Paper Box Lofts are expected to be completed by spring of 2021.

Officials with ClearWater and PEG praised the help provided by city officials and the RDA in overcoming challenges with the property’s long, rectangular shape in designing what ClearWater CEO Micah Peters called “a multifamily project we haven’t seen in this city before.”

Downtown’s latest housing project draws its name from Utah PaperBox, a privately owned packaging company founded in 1914 that occupied the site until it relocated in 2013 to new headquarters at 920 South 700 West.

The PaperBox property, which is adjacent to a light-rail station, runs the east-west length of that block and has frontage on both 300 West and 400 West, giving it the equivalent of “two front yards,” according to city documents.

One of those, the development’s east frontage on 300 West, will feature an open plaza with prominently displayed public art, serving “as a type of ‘calling card’ or ‘stamp’ for the entire project by providing an engaging and colorful mural” painted on the side of its main parking structure, city documents say.

ClearWater and PEG have contracted with VCBO Architecture in Salt Lake City for design of the PaperBox project. Rimrock Construction is the builder.

The project is a leap forward for the Depot District, a westside area spanning Salt Lake Central Station and land west of The Gateway and designated by the city as blighted and in need of redevelopment.

ClearWater and PEG say the Paper Box Lofts’ first building, on 300 West, will have 95 residential units, and the second, on 400 West, will have 85 units. The third, smaller structure will have four residences.

Nearly half those will be one bedrooms, with the rest studio and two-bedroom apartments. Up to 14 units in the larger buildings will provide both working and living space, known as live-work or flex apartments.

Paper Box Lofts will also boast roughly 146 parking stalls, with about 96 of stalls those built into a large, multi-level parking structure designed to automatically stack and retrieve cars dropped off by their drivers.

Peters likened the system to “an automobile vending machine” that will essentially stack cars seven levels high. This is thought to be the first time such an automated parking system, made by an Oakland company called CityLift, has been deployed in Salt Lake City.

Councilwoman Amy Folwer, who is also chair of the RDA board, called the new system “incredibly exciting” and said it could help the city meet a range of parking needs downtown.

ClearWater Homes has built several recent projects in the downtown area near the PaperBox site, including Broadway Lofts, just north of Pioneer Park, and Paragon Station, a 38-unit luxury condominium project just south of the Utah PaperBox site.

PEG Development is owner and developer of two new hotels, Hyatt House and Marriott Courtyard, north of the PaperBox parcel, as well as the Milagro Apartments, at the southwest corner of 200 West and 200 South.

Downtown Update - Iconic Square To Receive Major Renovations

Current Temple Square setup. Note in upcoming plans how the structures fronting the Temple at the north and south will be demolished and replaced in different positions in their relationship to the Temple itself. The more modern structures that now front the Temple on both sides will be removed and new structures with a more historic vibe will be constructed to the sides of the Temple. This will open up the iconic structures approach. Landscaping and water features will also be redeveloped, again affording the historic Temple improved site lines. Also, a significant part of the redevelopment will be subterranean structures and seismic upgrades.

Church President Russell M. Nelson announced the pioneer-era temple will close December 29, 2019, and will remain closed for approximately four years while undergoing a major structural and seismic renovation. The temple is expected to reopen in 2024 with a public open house.

“This project will enhance, refresh, and beautify the temple and its surrounding grounds,” said President Nelson. “Obsolete systems within the building will be replaced. Safety and seismic concerns will be addressed. Accessibility will be enhanced so that members with limited mobility can be better accommodated.”

The surrounding area on Temple Square and the plaza near the Church Office Building will also be affected as existing buildings are demolished and the area undergoes renovation and restoration. The existing annex and temple addition on the north side, which were built in the 1960s to add needed support facilities and more sealing (marriage) rooms, will be demolished and rebuilt.

Salt Lake City's skyline is about to dramatically change. Here's how

SALT LAKE CITY — Salt Lake City's skyline is about to see some dramatic changes.

Several skyscrapers are now under consideration or have already cleared the city's planning department. And while they won't surpass what's now the city's tallest building, that could be coming soon.

"There's no question" Salt Lake City's skyline is about to get higher and denser, said Nick Norris, Salt Lake City's planning director, though he declined to disclose any details of other projects expected but haven't yet hit the city's planning pipeline.

"But we are definitely going to see more high-rise development downtown in the near future."...

...Though it's not yet clear what will eventually become Salt Lake City's tallest skyscraper, there are several sky-high projects that have won a stamp of approval and are headed toward construction, including:

• A long-envisioned Salt Palace convention hotel on the northwest corner of 200 South and West Temple.

• A 24-story tower that will become the city's first ever residential rental skyscraper at 151 S. State.

• A 28-story high-rise of pure office space at 95 S. State.

That means that very soon, Salt Lake visitors and residents can expect a flurry of construction in the heart of Utah's capital to make way for the new skyscrapers.

"This time next year, we'll have four or five major crane sites" operating in the heart of the city, said Dee Brewer, executive director of the Downtown Alliance.

Brewer also hinted at some "preliminary conversations" with developers who have "other ambitious plans" for the area, though he also said it was too soon to give more details than that.

"In the next 10 years, the skyline of Salt Lake City will continue to change as the downtown area densifies and as more people live downtown," he said.

As the face of an organization dedicated to downtown vibrancy, Brewer said skyscrapers are a welcome addition to Salt Lake City's bustling business district.

"Downtown is an appropriate place for that kind of densification," he said. "It's what makes great cities great cities."...

The data shows the Beehive State continues to build homes faster than any other state, at a rate of about 2.2 percent for 2017-2018.

VINEYARD — Not long after making a down payment on a home with expansive views of Utah Lake and only a few neighbors, Julie Fullmer returned from a trip abroad and could not find her way to her house.

"I was driving around and had no idea where I was going," Fullmer recalled Wednesday. Dozens of homes had popped up around hers in the six months she spent in Asia. "I couldn't see the lake at all. It was instantly built out."

Eight years after she finally found her driveway, Vineyard continues to grow so quickly that it is almost unrecognizable from just half a year earlier. It is the fastest-growing community of more than 1,000 in the nation, new census figures suggest, and Fullmer, now its mayor, is working to make sure it can handle the rush of newcomers...

The state's housing market has been among the hottest in the west for the past several years, driving up prices for homebuyers and renters, particularly along the Wasatch Front, according to James Wood, a senior fellow at the Gardner Institute who studies real estate trends. Last year, he notes, was exceptional. Home sales were brisk, while apartments and condos were being built at an all-time high — in no small part due to steady job growth in Utah.

Holliday Fenoglio Fowler announced Thursday that it has arranged a $96.9 million refinancing of the 651,778-square-foot, mixed-use, upscale retail, office and entertainment complex in one of the fastest-growing areas of the central business district...

..."We ended up purchasing the note from the former owner and it really didn't provide capital for going forward," said Ed Reading, Vestar executive vice president of finance.

Reading said the project was well received in the lending community, and Vestar found a lender willing to provide enough money to not only knock out existing debt, but pay for improvements in the future. The funds could cover such things as retrofitting space for a tenant, he said...

...Capital improvements to The Gateway buildings, common areas and parking garage are finished, he said.

"What's left is really the finalization of signing tenant leases and putting those tenants into occupancy," Reading said. "From a timing perspective, the last piece of the puzzle will be the hotel."

Obviously no construction yet. I walked by last week and there was this sign on the property about public comments that has now been taken down. So there is something happening I guess?

SAN DIEGO, Calif. – March 14, 2019 – CommonGrounds Workplace, an enterprise-grade Workplace-as-a-Service (WaaS) company collaborating with businesses of all sizes and office asset owners in multiple U.S. cities, has signed an 84-month lease and renovated the former Orpheum Theatre in downtown Salt Lake City, Utah.

The entire three-story, 19,792 square foot historic building at 132 South State Street in downtown Salt Lake City’s On Regent Theater District is now CommonGrounds’ newest location. It is the first CommonGrounds Workplace to open in 2019 as part of the $100 million Series A funding expansion program.

A ribbon-cutting ceremony was held March 14, 2019 at 11:30 a.m.



“Salt Lake City’s vibrant, growing enterprise and entrepreneurial community makes it a natural fit for a CommonGrounds Workplace location,” said Jacob Bates, CEO for CommonGrounds, who is also a Salt Lake City native. “This building, the location and nearby amenities has made it a place where highly skilled employees want to work, which helps companies hire and retain talent.”

The multi-million dollar renovation included a near-complete demolition of the entire building’s interior and comprehensive tenant improvements, while retaining the architectural details of the 115-year-old building.

The Salt Lake City CommonGrounds will serve over 200 members, with configurations available for teams of two to 200. Amenities include six conference rooms, a main floor communal pantry and living room, and additional social gathering areas on each floor. The entire building now has enterprise-enabled network security at gigabit speeds. The proprietary CG+ app allows members to connect with a variety of services, including wireless door entry, conference room reservations, event registration and a job board, with new features coming soon.


Invita will be located on the main floor for CommonGrounds members and their guests with a barista serving traditional Italian coffee blends.

Tiffany Hughey (801-709-3832) has been hired as the local CommonGrounds workplace manager, bringing over 15 years of local real estate experience to the project. She previously worked for Alliance and Greystar in the Salt Lake Valley.

The Orpheum Theatre was originally built in 1905 and was converted into an office building in 2003, with the original façade kept intact. The historic building’s original iconic 12-foot Venus statue and the grand lobby entrance welcomed theater guests for nearly a century.

“Building owner Property Reserve Inc. played a pivotal role in our selection of this location,” said Bates, “They are the kind of owner CommonGrounds could scale locally and globally. We work in tandem with real estate owners to help them deliver a variety of real estate services that landlords are not usually able to provide to tenants. These solutions range from coworking to Workplace-as-a-Service and Headquarters-as-a-Service space options, with enterprise-grade design, finish quality, technology infrastructure, amenities and worklife programming to differentiate their property from the competition and increase retention.”

CommonGrounds was the co-designer of the space with Rapt Studio. Other project partners included St. George-based Westland Construction, TWO and Tecno-SpA.

Liberty Sky has a much larger impact on the skyline from the east then I was giving it credit for in my mind. I actually really like how all of these projects look when seen together. It shows that even though none of these projects are a new tallest, the impact they will have on the skyline and the streetscape of the CBD will be immense, especially with some of the planned infill projects added to it.
