There is a kayak center across the river near the Hawthorne bridge...

but the dragon boat people anchored nearby will probably beat 'em!

The Ardea | 325 ft | 30 floors | U/C

The "3720" is a 30 story condominium tower that is currently under construction at the south waterfront at 3720 SW Bond avenue (Block 38). The building will be 587,000 ft^2 with 323 condos and 33 townhomes. There will be 17,000 ft^2 of retail space and 380 parking spaces. The developers Williams & Dame Development of Gerding Edlen anticipate achieving the LEED Gold (1) or LEED Silver standard (2). (1,2,3)

I drove by before dusk tonight and checked it out.

maybe I was a bit harsh originally. It's got some different window treatments on the street side, and now that more of the initial facade is up on the lower floors...it's not as bland as I feared.

They were working late tonight, and it's still pretty similar to atwater and john ross in color, but it's a bit more distinctive than I saw earlier. We'll see how she progresses as she grows higher.

3720 update

I took these photos at about 1630 on Fri 09Nov07. They have installed more glass and cladding on the 3720. The parking lot has progressed as well. It seems as if the building will look much better than the renderings due to the glass and cladding. Glass is begining to be installed at the ninth floor of the north side.

^nice pics...I'm glad 3720 got built before the market died, but I haven't seen any marketing of the building so it makes me wonder if it is doomed to become apartments.

Sorry if it's been asked before, but I searched "hardhat" and "hard hat" with no luck, so...

Does anyone know if they've started hardhat tours for 3720 yet? Or when they'll start if they haven't already? (Hm, I guess it is a bit early, come to think of it. They haven't even gone on sale yet, have they?)

we were just down in SOWA today and the guy at the discovery center told us sales of 3720 wouldn't start for 3-4 months. they're concentrating on the Cyan right now, so no sense in putting two buildings on the market at the same time (same developer, apparently).

the guy was very glad to show us some units at the john ross, however. interestingly, he said that of the 303 units there, 175 had sold. that's a lot less than i thought. also, i hadn't realized just how small some of those $350K units are. yikes. he also mentioned that just 75 units had sold in the atwater. dunno how many the atwater has altogether.

Speaking of small, have you checked out the Cyan sales center yet? Geez. Pretty nice units, but I hope you're not claustrophobic. It's funny that they're focusing their efforts on the Cyan while 3720 seems so much further along; won't 3720 be finished first?

They're small, but surprisingly spacious.

If I was finished with school and had a real job, I would seriously consider buying one.

One cool thing about the building is its going to have 250+ bike parking spaces. 5 floors of parking, unbundled - which cost $40k (the developer is eating $15k on each of them - talk about spendy).

For shotgun units, however, I thought they were excellent. Much larger than a lot of the studio units in NW Portland which are closer to 200 sq ft!

Can't exactly entertain many guests in those. | |

it does seem weird that the cyan's being marketed first. maybe there's some doubt the 3720 will really be condos?

re: small spaces to entertain in; this has been a question for us as well. however, at least at the john ross, there's an "amenities room", which is quite large and can be reserved ahead of time and has a kitchen and so on. the eliot has something similar.

still - and i hate to sound so suburban about this - i found the spaces in the john ross to be rather confining. even the 1200 sf one with furniture seemed cramped (in comparison to our current place, which is ~1100 sf). so i don't think it's the size so much as the layout. i don't quite get it. actually, maybe i do get it: the living room was enormous and everything else was tiny. and since it was a one-bedroom, everything other than sleeping is done in the living room - so your dining room, living room and office are all in one spot. long term, that could be pretty hard for a couple - no way to get any personal space.

i forgot to mention this earlier, but the guy at the discovery center went on and on about all the FANTASTIC, innovative green technology being used THROUGHOUT THE WHOLE DISTRICT and GOOD FOR YOU for being interested in such an ENVIRONMENTALLY SOUND project and BLAH BLAH BLAH...

... and then DROVE us to the John Ross in an enormous SUV.

to give them some credit,

A) it's february
B) time is usually of the essence
C) they are emphasizing luxury (or at least good living)
D) I believe Range Rovers are carbon neutral now


so, I see your point, but at the same time, there are two sides to every story.
