Another permit submitted for the Fort and 8th St. mixed-use. They are asking to modify the sidewalk in front of the commercial area. Minor news, but proof it's still moving forward

Looks like the 2 story building with pioneer crossing has started construction. It is the building adjacent to S. 11th street, seen in the renderings above from gardnercompany.net

Long time lurker on this thread, first time poster. I'm a regular at Urban Ascent and was disappointed to hear the gym would be closing. Intrigued about the rumors of a new gym though. Anything else you can share regarding that?

First Look!

Our first glance at the new downtown plaza going in at 12th and Bannock!! In CCDC's April presentation, they include a small site plan on one of their slides (on page 30). Its hard to make out much details and it pixelates when you zoom on it.
It looks like the plaza is centered around an east-west axis feature with several different zones built into it. Also interesting to note, they are showing a proposed building on the southeast corner of the block next to Shriners.
Hopefully we get more information soon!!

**Edit**

Looking at GGLO's website, its shows an initial concept. Given the amount of detail on the proposed building in the renderings, my guess is Rafanelli and Nahas (the land owner) had this study done to look at how to integrate a plaza and their building. This may or may not have an actual connection the current plaza under development. Stil, hopefully some version of this comes true. It looks awesome!

Quote:
Located in the Westside District of Downtown Boise, Bannock Commons seeks to extend the rich pedestrian experience of Downtown, promote economic development and be an iconic urban open space destination. The project proposes to convert the surface parking lots into an outdoor Commons, accessible to all. The design is a highly refined and flexible urban plaza that accommodates the daily office activities while being able to expand for weekend use and large events. An interactive water/mist feature, integrated art, shaded seating, bike hub and food truck corral create a sophisticated and fun identity for the neighborhood.

Anything is better than a flat on-grade parking lot. Even if it's a flat on-grade public space. We can only hope the proposed office building for the Idaho St side will have something close to the physical size and presence as the old YMCA which once stood there (razed about 1970).

Is that building in the second and third photos a thing? Or is it just conceptual art?

No, that spot is currently a parking lot. Hopefully this was a conceptual study that will lead to a new building.

Thanks for posting, this is super cool. Double like on the food truck space.

Why did it have to go?

A very interesting read in the Wall Street Journal.

Quote:
But as Idaho—and its capital city—have boomed, the state is also struggling to cope with the byproducts of its success: soaring housing prices, labor shortages and worsening traffic congestion in one of the more wide-open places in America....

...The shift is a far cry from a decade ago when Idaho’s economy collapsed during the recession, in part due to a housing glut. The state has since rebounded bigger than ever—with its population jumping 10% from 2011 to more than 1.7 million in 2017.

Why Invest in Cities? There's Always Another Boise

Urbanists hoped for greater density and transit. Instead people are fleeing to midsize metros.

Quote:
The advocates for this model point to California as the inevitable result of inaction. If you try to grow without increased density and transit you'll end up with the traffic of Los Angeles and the home prices of San Francisco. Yet the negative effects of political inaction do not make political action inevitable. Another possibility is … Boise.
