Thanks for the updates. Wellesley on the Park is having quite an impact but TeaHouse will contribute so much more to the canyon effect with its tall podium hugging the street.

The job of these smaller towers is to create a better streetscape. The sidewalks are too narrow and disjointed, not good for a pedestrian friendly city.

In 20 years I'd be surprised if that stretch of Yonge is still 4 lanes. The street and sidewalk will eventually be dug up and re-designed as a 2 lane road. It can't stay as it is. Wellesley is already down to 2 lanes. Something like this below perhaps:
