Construction starts on new $40 million condos on St. Charles Avenue

https://realestate.nola.com/realesta...r_orleans_news

Construction has started on a 67-unit upscale condo building on St. Charles Avenue, blocks from Lafayette Square in downtown New Orleans. Work is expected to finish in early 2019.

The $40 million condo development at 731 St. Charles Ave. replaces a three-story concrete office building built in 1965 to house state workers, mostly recently with the state office of probation and parole. Before that, it was the site of the old Washington Artillery, which had large gathering halls that hosted some of the city's earliest Mardi Gras balls.

Every major street/boulevard in the city should be 5 to 7 floors standard zoning.

Can't do that in isolation. Gotta build up a transit system at the same time and reduce parking requirements, or the parking will eat up all the available space.

For most midrises it doesn't make sense financially to have multi-level parking unless you can do an absolute dirt-cheap precast system like a Texas donut... but that in turn requires large sites that you will rarely get in New Orleans.

I guess the new ones being built have large sites because they are all accomodating large amounts of parking

Hard Rock Hotel

Found some updated plans for this:

First Floor:

Pitards and Live Music area

Hard Rock Giftstore, Constant Grind Coffee Shop, and Sessions

Main Lobby Bar

10th floor deck with fire fountain:

14th Floor Pool overlooking Canal Street (for residents and hotel guests)

19th Floor Infinity Edge Rooftop Pool and Bar (looks like this one will be open to the public which makes sense)
