Deal finally closed on Hanover River Oaks, construction to begin within a year.

Braun Nails Down Fastener Warehouse at I-10 and W. Loop for Heights Market, Brewery, Food Hall

HERE’S A peek at what the old Delta Fastener warehouse at 7122 Old Katy Rd. might look like once Braun Enterprises gets done with it. The property — located just inside the W. Loop in that wedge of industrial parks hemmed in by I-10 and Hempstead Rd., west of Cottage Grove — was snagged by Braun at the end of November. A handful of renderings from Tipps Architecture (also behind the design for another of Braun’s not-in-its-namesake-neighborhood redevelopments) depict the 57,845-sq.-ft. warehouse done over in brown and bearing the label Heights Market.

The renderings show some new windows, large and small, sliced into exterior of the 1940s warehouse, and an existing loading dock redone as a cafeteria space. The renderings also show a spot labeled for a brewery, a collection of vendors and some office space.

Four Phantoms Brewery Mixed-Use

Ken Bridge has a passion for craft beer, as is clear in the focus on great brews at so of many of his restaurants in the Delicious Concepts group — Pinks Pizza, Shepherd Park Draught House and the recently opened Ritual on the corner of White Oak and Studewood in Woodland Heights.

The plans for the space now occupied by Ritual at one time included a neighborhood brewpub to be headed up by superstar of Texas craft brewing, Erik Ogershok. Erik’s move from Real Ale in Blanco to the Delicious Concepts team was huge news to Houstonians who couldn’t wait to taste his offerings in H-Town.

As plans progressed the brewpub idea was shelved due to space constraints at the location. However, the promise of a Heights-area brewery headed up by Erik were not taken off the table. A few weeks ago, I had a chance to talk to Ken about the even bigger plans he has brewing for the concept, and they are ambitious. Four Phantoms is the working name for the brewery which will be the centerpiece of a mixed use project centered on a ~8 acre parcel just south of the Timbergrove/Lazybrook neighborhoods. The early renderings Ken shared with me show a dynamic, open space, with dock-height restaurants and large common spaces. Development plans are phased into a master plan that includes the brewery and restaurants as well as a 1 acre+ events lawn and lots of outdoor spaces in between. The 20k square foot brewpub will take up just under half the overall improved space. It will contain a production brewery, beer hall, and restaurant. Ken was clear that the plans are to operate under a TABC brewpub license to allow for both distribution off-site and operation of an on-premise bar and restaurant.

The specifics of plans for the beer are still hazy. Ken had already acquired a 15bbl brewhouse with intentions of using it in the original space and wants to bring that same equipment to the new location. The system has an interesting history: it came to Houston from Weyerbacher in Pennsylvania, but was originally used at Victory Brewing–the system Erik used when he was there. When we originally spoke, Ken said that beer recipe development was ongoing with an aim to get started with around eight beers at opening.

Ken told me that the specifics of the brewing plans will now depend on who comes in to run the brewing side of the operation, but that the project itself was still moving forward. He is actively looking to put a brewing team together to bring those plans to fruition.

Houston to host World Petroleum Congress, 10,000 expected to attend

Delegates of the World Petroleum Council selected Houston to host the 2020 World Petroleum Congress, which is held every three years and is expected to draw more than 10,000 attendees.

Houston last hosted the event in 1987, and the city unsuccessfully bid for the 2014 and 2017 events, which went to Moscow and Istanbul, respectively. This time, Houston was competing against Vancouver for the event, which is expected to create an economic impact of between $60 million and $80 million.

The city’s bid committee was composed of more than 20 individuals from a variety of organizations, including committee Chair Galen Cobb, vice president of industry relations at Houston-based Halliburton Co. Mayor Turner served as honorary chair and led the delegation to Bahrain, where the voted was held on Dec. 14. Houston First Corp. steered the bid.

Bringing more convention business to the Bayou City has been a major focus for Houston First. The organization already has landed some major events related to science and technology, and it hopes the projects built in preparation for the 2017 Super Bowl will attract bigger conventions in the long term.

Although Houston First is working to diversify Houston’s convention business beyond energy, the World Petroleum Congress is a major win for the city and its largest industry, Mike Waterman, president of the Greater Houston Convention and Visitors Bureau and executive vice president of Houston First, said in a release.

“Not only will the event have a significant economic impact on our city — filling our hotels and restaurants — it will also help create new business opportunities for our energy companies,” Waterman said in the release. “Capitalizing on the strength of Houston’s core industries when going after business is a growing focus for us at Visit Houston.”

Sneak peek: Tour Houston's 'the Ritz Carlton of apartments'

The Hanover Co. unveiled its latest luxury apartment tower in Houston, which boasts high-end amenities like a wine vault, cold-storage room and a dog spa.

The Houston multifamily developer opened Hanover Montrose earlier this quarter. The 31-story, 327-unit luxury apartment tower is at 3400 Montrose Blvd. at the southwest corner of Montrose and Hawthorne Street. The modern glass and stone high-rise — designed by Chicago architect Solomon Cordwell Buenz — is within a short walking distance to several shops and restaurants, as well as a Kroger grocery store in Montrose.

The luxury apartment tower features valet parking and concierge services; an art studio with private storage closets; a cold storage room to store catered food for parties; a climate-controlled wine vault; a dog spa; a bike storage room; and a 15,000-square-foot amenity deck on the ninth floor with indoor and outdoor lounges, a demonstration kitchen with private dining room, a fitness center with a separate yoga/spinning room and a resort-style pool with cabanas, suntanning beds and outdoor grills.

The property is currently 22 percent leased and has 54 residents. Hanover expects to lease up the tower within 18 months with a goal of 20 leases signed per month, Quiroz said.

Next door to Hanover Montrose, a joint venture between Hines Interest LP and the Zimmerman family are planning to build Residences at La Columbe d'Or, a 34-story, 285-unit luxury apartment tower on the parking lot and grand ballroom of the Zimmerman family's historic Montrose hotel.

The new design shows off 5 stories of apartments (tallying up as 232 units) on top of the 2-story H-E-B, with about 37,000 sq. ft. of office space and a couple of other retail spots in the mix.
