Vickery Meadows will soon be home to a new development.

New retail, a farmers market and a White Rock Creek Trail connector are planned for The Hill.

View the PDF here.

Quote:
West of the site is the first phase of Preston Hollow Village development, with Presbyterian Hospital located to the east. Also notable within the adjacent complex are a series of multifamily developments currently underway between Walnut Hill and Royal Ln.

The current proposal, referred to as The Hill, has been proposed as a first phase of development for the overall project site,” it begins. “Phase I will focus on retrofitting an existing, auto oriented shopping center in an effort to transform the existing and proposed buildings into a more walkable series of shops and restaurants arranged around a landscaped and amenitized central common space.

TIF reimbursement is currently being considered to augment costs related specifically to public realm improvements around and throughout the site, improvements to the alley ROW located along the northern edge of the project, and potential trail connection opportunities to link up various existing trail systems located in proximity to the development site.

Steve Brown
January 26, 2016

Carrolton-based Atlantic Hotels Ltd. has purchased the vacant Dallas Health & Rehabilitation Center building on Gaston Avenue near Baylor Medical Center.
Quote:
The 7-story medical building has been empty for years. The 70,000-square-foot former medical building was built in 1964 and is just a block from Baylor’s campus.

Atlantic Hotels has filed permits with the City of Dallas to convert the building into an Element by Westin Hotel.

He said East Dallas needs the hotel rooms. “There is a dire need of the hotel near the hospital,” Molubhoy said.

Dallas’ ‘Complete Streets’ plan will get a vote this week, just in time for Knox Street makeover
Robert Wilonsky
January 26, 2016

Quote:
At long last, this Wednesday, the Dallas City Council will vote on the $800,000 Complete Streets Design Manual that’s been in the works since 2011 and is intended to do just that.

Improving streets like Knox is exactly what the Complete Streets plan is about.

Says Tanya Brooks, the interim assistant director for Planning and Neighborhood Vitality at Dallas City Hall, the Knox do-over “is a Complete Street bond-funded project intended to improve walkability in the corridor by reducing a lane of traffic and widening the sidewalk.”
Quote:
Among their suggestions: Close the alley next to Lamps Plus, improve the streetscape, add bike racks, widen those narrow sidewalks, and bury the poorly placed utility poles that block pedestrians.

Urban congestion projects get $300 million boost
Brandon Formby
January 27, 2016

Quote:
Announcement of the bump came Wednesday in Austin during a workshop of the commission, which oversees the Texas Department of Transportation. Dallas-Fort Worth’s share of the $1.3 billion is now expected to grow from $406 million to $527.8 million.

The state transportation commission won’t decide until next month which projects benefit from the program. But North Texas’ Regional Transportation Council has already selected its recommendations. Those projects include:

- Fixes to Lowest Stemmons Freeway, where Interstate 35E runs near downtown Dallas
- Widening I-35E and U.S. Highway 67 south of downtown, dubbed Southern Gateway
- Reconstructing the interchanges of State Highways 121 and 360 in Grapevine
- Widening State Highway 199 in far west Fort Worth
- Interchange additions and other fixes to International Highway 820 and SH 121 in Fort Worth, Richland Hills and Hurst
Quote:
While the widening of I-35E south of downtown will add capacity for cars, part of that project could also lay the groundwork the kind of public works project that new urbanists say benefit neighborhoods and increase walkable options. The RTC and Dallas officials want TxDOT’s widening of the highway to include installing infrastructure upon which a new deck park could be built. The park itself would be paid for by a combination of RTC, city and private funds.

That park idea, born from a grass-roots effort, is seen as a way to reconnect southern Dallas neighborhoods torn apart by the construction of I-35E decades ago. The specific park location hasn’t been selected, though Dallas officials are eyeing a potential location near the Dallas Zoo.

A major win for The Cedars neighborhood and historic preservationists:

Time Warner will move Victorian home in The Cedars it planned to raze
Robert Wilonsky
January 28, 2016

Quote:
In a city where history lasts as long as it takes to crank up the bulldozer, this truly is big and breaking news: One of the oldest houses in The Cedars has been granted a stay of execution.

Time Warner Cable, which only weeks ago was preparing to raze the circa-1885 Victorian home overlooking R.L. Thornton Freeway, now says it will pay to move the structure to a nearby location.

“Time Warner Cable has committed to working with preservation leaders to relocate the home,” says a statement company spokesperson Melissa Sorola sent to The Dallas Morning News Thursday. “This plan serves everyone’s interests: The home will be preserved in a new location, and Time Warner Cable can move forward with construction on a new hub that will add capacity and reliability for our downtown customers.”
Quote:
Said Emery, the house serves as “a reminder of what began as one of Dallas’s first ‘Streetcar Suburbs,’ and continued as one of the city’s first neighborhoods that middle- and upper-class Jewish families called home. The house holds a visually prominent perch over I-30 and has captured the attention and wonder of not only neighbors, but daily commuters.
Quote:
“They have a very quick time line but have given us some breathing room. And they’re happy to have played a major role in seeing this house saved. That’s really good news.”

Meadows Building’s new owners finally confirm plan to raze historic wing along Greenville Ave.
Robert Wilonsky
January 28, 2016

Quote:
In the press release, GlenStar insists the Meadows — especially the two-story building along Greenville — is but a “shadow” of its former self and in desperate need of a makeover. Present tenants, many of whom are architects and designers who’ve sunk tens of thousands of dollars into recent renovations, have argued otherwise as they’re being told to move.

Architect Max Levy, who’s been in the Meadows for more than 30 years and witnessed first-hand the 1985 demolition of the wing along N. Central Expressway, said in December that to “destroy the other one, it’s like amputating two arms.”

GlenStar disagrees.
Quote:
“By implementing a program of thoughtful restoration and preservation, coupled with appropriate urban and landscape planning, the redevelopment plans will celebrate the well-known, nine-story Meadows Building and give it the prominence it has been lacking in recent years.

To make way for this vision, the plan entails removal of the annex building in favor of creating a dynamic pedestrian friendly mixed-use site that will highlight the Meadows Building and provide for a significant investment and revitalization of the Greenville Avenue corridor that will benefit the Meadows Building and bring vitality to this property and the surrounding neighborhood.”

If approved, this will be Costco's first warehouse within Dallas' city limits.

Costco currently operates ten warehouses throughout the Metroplex.

Does this mean Costco is finally opening a warehouse in Dallas?
Keri Mitchell
January 29, 2016

Quote:
This week Costco asked the City of Dallas for zoning to turn a roughly 13-acre piece of land between Coit and Central Expressway, just north of Churchill Way, into a Costco Warehouse with fuel stations. This is the same property Costco was eyeing roughly a year ago.
Quote:
The land is zoned for mixed uses and Costco’s Jan. 25 request asks for a Planned Development District (PD) to meet its store criteria. The hearing before the City Plan Commission is slated for Feb. 9.

GFF is working on an infill development just north of Galleria Dallas.

The project, called The Muse, will replace the surface parking lot in-between Galleria North II and Z Gallerie.

View map here.

Quote:
The Muse is a creatively conceived infill development on the parking lot. Existing surface parking will be replaced with an 8-story mixed use building composed of 272 residential units above a 4-story parking garage.

A vibrant new street is created between the old and the new buildings, lined with restaurants and focused on a dynamic central plaza space with water, art, movies and significant pedestrian choreography. New restaurant leases will convert the rear of existing stores into “fronts” activating the mews. The roof of the parking structure forms the pool terrace for the apartments above.

5GStudio has designed a 320-unit apartment building for North Dallas.

The development is to be built on two empty lots, just east of City View.

Both the Muse and Modera Galleria are within two blocks walking distance.

Quote:
Alpha Road Apartments is a 320 unit multi-family residential project located in Dallas, TX. This community is 352,778sf consisting of two expansive pool decks with generous outdoor space, a fitness room, and party room which opens to the pool deck through a wall of glass bi-folding doors. The layout and locations of the outdoor amenity spaces are at the heart of the complex with apartments rising around them.

The materiality of the design respects the context through the use of brick and stucco and bringing interest to the design through the composition of these materials. To define the project an aluminum louver system stands at the entry of the development providing a memorable icon and gateway into the complex. Alpha Road Apartments is a master planned community providing a home for its residents within an urban environment.

‘It’s showtime’: The Cedars is about to debut the Alamo Drafthouse it’s been awaiting for years
Robert Wilonsky
January 30, 2016

Quote:
The Alamo Drafthouse, a seven-screen multiplex, bar and restaurant, is nearly finished on South Lamar Street in the shadow of downtown Dallas.

Crews are finishing out the 700-seat, seven-auditorium theater for its Feb. 12 “soft” opening, attaching small tables to leather seats, building outdoor patio structures, installing the elevator, polishing the 3,000-square-foot kitchen, decorating karaoke rooms that look like space ships and the insides of a pinball machine.
Quote:
“The reason Jack approached the Alamo was he wanted a theater as a neighborhood anchor,” DiGaetano said. “He wanted a place where people could gather.”

Quote:
The Alamo, which will have a restaurant and bar (the Vetted Well) on the second floor and some 400 parking spots next to and behind the theater, is intended to change that. This is all-hours traffic coming directly to The Cedars’ front door.
