Waverley West

In 2004, when Waverley West was announced, as new suburb that would accommodate 40,000 residents, it was expected to take 40 years to complete. However, here were are 19 years later and it looks as though nearly 75% of the area is built up.

When do you think WW will be completed, and did it live up to the expectations that you had when it was initially announced?

Considering the masses of people that are arriving in Winnipeg, where should the next big residential development be located?

My vote is for "Wilkes South"

My vote is for the city of Winnipeg to charge development fees that are quite stiff or to let the surrounding municipalities take a swing at large scale suburban development.

That said, your Wilkes south proposal would be likely within city limits.

The roads in the area will need a massive upgrade if we keep adding new driving-required suburbs. Route 90 --> access elimination and new grade separations, BG --> grade separations, Perimeter --> accelerate upgrades, Headingly Bypass --> construct, etc.

It should to a large extent be developer driven too.

Local planning areas of the city. i think Wilkes south is currently listed as semi-rural. I assume this has to be changed?
