Industrial Bank the developer? 10 stories of residential eyed for bank-owned U Street property

"A vacant two-story commercial building steps from the intersection of 11th and U streets NW, owned for nearly 25 years by Industrial Bank, may be replaced with 10 stories of residential.

D.C.-based Industrial Bank acquired 2002 11th St. NW in 1991, according to the Recorder of Deeds. It has owned an adjacent property, 2000 11th St. NW, at the corner of 11th and U streets, since 1935. That is currently an Industrial Bank branch and is not part of the redevelopment plans.

According to a letter from Matthew Le Grant, D.C.'s zoning administrator, to Kyrus Freeman, a partner with Holland & Knight LLP, 2002 11th will be razed and redeveloped with a multifamily building..."

I like this and the other H St NE one you posted. H St is getting some high quality development... there are some NIMBYs in the neighborhood but overall seems to be less NIMBYs than other nhoods. Super excited this development will have no parking. There is a streetcar stop right there and numerous buses nearby, grocery stores etc. Great news all around

“After years of negotiations, the Arts Coalition for the Dupont Underground (ACDU) has signed a lease for the subterranean space under Dupont Circle with the DC government.

The group announced the signing of the 66-month lease on Tuesday, along with a crowdfunding campaign with a goal of raising $50,000 to jumpstart the project. The group plans to start by cleaning up the former trolley station’s east platform and opening up the space to the public to help build momentum for a redevelopment project.

“The plan is to clean up the space, then open it up to the public,” said Julian Hunt, an architect who helped negotiate the lease, in a news release. “We want to demonstrate what uses are best suited for the long-term...”

"The D.C. Council unanimously passed legislation Wednesday to acquire the land needed for a 20,000-seat Major League Soccer stadium on Buzzard Point, at an expected cost of $150 million plus $43 million in forgone tax revenue.

With the vote, D.C. United has a stadium deal that will get the team out of RFK Stadium in 2017, and Mayor Vincent C. Gray, with about two weeks left in office, has a landmark economic development win.

After months of hearings and negotiations, the final vote was matter-of-fact, with the council’s 12 members approving the deal unanimously. Council member David A. Catania (I-At Large), in his last meeting as a council member, raised concerns about how the borrowing to afford the stadium would affect future spending priorities, such as two new middle schools, Metro expansion and major developments envisioned for the former Walter Reed Army hospital and the former St. Elizabeths hospital in Southeast Washington..."

Vornado, Gould present new vision for Rosslyn Plaza overhaul

Vornado and Gould are proposing roughly 2.5 million square feet of new construction — a total redevelopment of the site — in five phases to include two offices buildings, two residential buildings and a fifth building that could go either way, plus more than 4 acres of open space, an esplanade deck over Arlington Ridge Road, and 83,500 square feet of retail.

The revised site plan includes public stairs at both Wilson and 19th to encourage public access to, and use of, the esplanade. The design of the esplanade itself was revised to incorporate water elements, to "bring the Potomac River to Rosslyn." Building shapes were changed to improve retail visibility and increase open space. The main square (south of Kent Street) was expanded with the elimination of a two-story retail structure, and its design was shifted from lawn to a multi-functional plaza.

Rosslyn Plaza is a key part of Realize Rosslyn, the ongoing sector plan update for the Rosslyn Station Plan Area. The Vornado/Gould effort will reshape Rosslyn's eastern boundary, while the JBG Cos.' Rosslyn Gateway will reshape the north. JBG's approved Central Place, now under construction, targets the area immediately around the Metro station, and Monday Properties' adopted plans for 1401 Wilson and 1400 Key Blvd. will bring new office, residential and retail (including a new grocery store) to the west, midway up the Rosslyn hill.

Numerous issues remained outstanding on the Rosslyn Plaza plan after the July 2013 SPRC meeting, which explains the extensive time between reviews. Those include amount and configuration of the open space, the street network, amount of residential (hence the switch from office to office or retail in one building), a lack of a retail strategy, and heights and massing ("need to relate better to the Rosslyn context").

During Thursday's meeting, the SPRC will decide how to proceed, but this review will definitely shift in 2015.

This is excellent news and you are correct, it is bringing new economic opportunities and improvement throughout the District but this means that nearly 660,000 residents are completely disenfranchised and have no representation in Congress.

The metro too is growing at an all time high along with the core. Big gain in residents and this translates to a feverish development cycle. Suburbs are booming big time.

Capitol Riverfront/Navy Yard

It looks like something is happening at the Ruben Companies lot on South Capitol/I Street SE, across the street from McDonalds. There are several more vehicles and trailers on the site (where the fuel tanks were removed earlier this fall), including two office trailers.

There is also a new fence surrounding the perimeter of the property at I Street/New Jersey Ave, SE and construction signs posted on this fence, so construciton at this site should begin soon as well.
