A 3-story walk-up building in Prospect-Lefferts Gardens will soon sprout a 5-story addition that will completely transform the existing Italianate-style structure. Construction permits were filed last summer for the site at 171 Linden Boulevard, between Rogers and Nostrand Avenue. The owner is listed as Joel Zupnick of 171 Linden Boulevard Holdings LLC and the architect of record is the prolific Julien Flander.

Now with approvals in place, prep and demolition work has begun. The building promises to be a lively addition on the block made up of three- to six-story walk-ups. When finished, the building will accommodate 31 units (likely rentals) with 3 or 4 apartments per floor. Based on the rendering posted on the construction fence, the design appears to be suffering from an identity crisis of sorts. Four distinct facades stacked onto one another with sport fire escapes, wood-paneled areas, wood and glass enclosed balconies, and a cantilevering section supported by piloti.

ARC: Lightstone Group's Massive LIC Rental Readies for Summer Leasing

National real estate developer Lightstone Group is readying to launch leasing at a 428-unit rental development at 30-02 39th Avenue. Situated in the Dutch Kills section of Long Island City, the project rises from a nearly-full-block site a short walk from Queens Plaza and is a 10-minute commute to Manhattan. The building rises a modest 10 stories and will have a gardened courtyard in its center.

Officially named ARC, the building topped out in January and has been steadily enclosing its structural frame with a cast-in-place concrete exterior designed by Gerner, Kronick + Valcarcel (GKV Architects). The apartments include a mix of studios, one-bedrooms, and two-bedrooms apartments, all of which will be outfitted with large casement-style windows. Home will be fitted with Bosch appliances, a washer and dryer, custom cabinetry, quartz stone countertops and classic brass fixtures in bathrooms.

First Look at New Interior Photos from Inkwell, the Schoolhouse-to-Condo Conversion in Hell's Kitchen

Inkwell, housed in the former PS51 elementary school at 520 West 45th Street, is the first condominium development to rise around the rapidly changing southwestern corner of Hell's Kitchen in Midtown West. While model unit photos were released earlier this year, CityRealty now has the exclusive first look at Inkwell's new detailed interior photos that pay homage to the site's history.

The 18-unit schoolhouse-to-condo conversion was finished last year and sales launched in October. There are currently five units on the market (excluding in-contract listings), with prices starting at $1.78M for two-bedroom units spanning 1,211-1,401 square feet. The only available three-bedroom unit is going for $2.8M and measures 1,901 square feet. The transformation of this five-story, pre-war building was brought forth by NYC-based developers The Gotham Organization, innovative interior design firm AvroKO, and SLCE Architects, who served as the executive architects.

Brooklyn-based New Empire Real Estate Development has filed applications for a nine-story, 115-unit mixed-use building at 222 East 21st Street, located in Flatbush. The project would encompass 102,800 square feet and rise 80 feet in height.

Community facility space will be located in the cellar, followed by a 58-car parking garage on the ground floor, The Real Deal reported. A total of 115 residential units will be hosted throughout the rest of the building. The apartments should average 712 square feet apiece, indicative of rentals.

Brooklyn-based SM Tam Architect is the architect of record. The 20,618-square-foot, through-block site contains the steel-frame remnants of a stalled-out project. Demolition permits will likely have to be filed to remove the structure.

C3D Architecture's Glassy New Rental is Now Rising on Lexington Avenue

In 2014, it was leaked that Albert Shirian’s Lions Group NYC will be building a 14-story, 40-unit rental tower at 229 Lexington Avenue. The site sits midblock between East 33rd and 34th streets at the intersection of NoMad, Kips Bay and Murray Hill. Now the project has finally gone vertical with several floors framed above street level.
The shimmering design was shaped by C3D Architecture, who explain the street facade features full height structural glass windows and accentuated metal antique bronze finish frames. Inside will be 40 apartments numbering just 2 or 3 per floor.
