S.A. based H-E-B grocery plans $100 million downtown expansion over the next 10 years plans include grocery store, 8-story office building and relocation of employees to downtown.

The company also will move about 1,600 workers to its downtown campus by 2030, essentially doubling its current workforce in the area, Craig Boyan, H-E-B's chief operating officer, said in an exclusive interview with the San Antonio Express-News.

“We think that we can help make South Flores and the San Pedro Creek a great street and a great redevelopment area in the city, perhaps like another Southtown,” Boyan said.

Looks like a nice project. They plan to fix up the old historic buildings and add what looks to be a 300 foot residential/hotel. I approve.

1. H-E-B headquarters: Officials say the grocer has outgrown its offices at its historic Arsenal campus, which it bought in 1985.

2. New H-E-B: The company plans to open a 10,000-square-foot store, dubbed Flores Market, and connected gas station within a year of approval.

3. Commander's House: The Commander's House, a city-owned senior center, could receive a facelift under H-E-B's plan. It wants to help open its front entrance along South Flores Street, allowing for more public access.

4. Multilevel office building: H-E-B plans to build a new corporate office, perhaps six to eight stories tall.

5. Pedestrian and bike path: To offset concerns over the closure of South Main Avenue, H-E-B proposed building a 24-foot pedestrian and bike trail.

I really hate that HEB master plan.... I hope the city denies their request to close main street, because the S. Flores area deserves a more urban design

That's great, but it seems a shame that the garage is on the corner and a lot of the living space is on the inside. Should be reversed.

CPS Energy mulling construction of a new headquarters facility

The city-owned utility early next year will issue a request for proposals as it considers relocating from its downtown offices at 145 Navarro St., to a new headquarters, according to the memo obtained by the Business Journal.

CPS Energy is mulling the sale of its 10-story main office and nearby eight-story Navarro building and its attached garage, the notice says.

“The existing main office campus, given its age, is costly to maintain, and considering the continued growth in our city, this downtown property on the River Walk has the potential to be better used for other purposes,” the emailed memo says

Methodist Healthcare expects to spend about $250 million to expand two of its facilities — Methodist Hospital and Methodist Children’s Hospital.

Both hospitals are located in the South Texas Medical Center. Work on the project will begin next year.

Methodist officials say the hospital system will gain more than 445,000 additional square feet of space as a result of the expansion, which was necessitated by increasing demand for services in the region.

“Our landmark expansion project includes significant upgrades in patient areas, including cancer and heart services, obstetrics, general surgery, neurosurgery, emergency care and pediatric services,” says Gay Nord, CEO of Methodist Hospital and Methodist Children’s Hospital. She adds that this will be the “largest construction project our organization has ever undertaken.”

Methodist plans to expand the Central Tower at Methodist Hospital, creating a new entrance to improve access for patients, particularly expectant mothers. The organization also plans to expand the adult emergency department at Methodist Hospital to accommodate 48 treatment rooms, as well as add more space for surgical pre-operating and post-operating services.

One of the key elements of the planned expansion is a new, six-story patient-care tower and new entrance for Methodist Children’s Hospital, which houses one of the busiest children’s emergency departments in the country. Once work is completed, the Children’s Hospital’s emergency department will grow from 32 beds to 40.

Methodist officials say the Children’s Hospital’s newborn intensive care unit (NICU), one of the largest in the region, will be expanded from 78 beds to 94.

The expansion plan also includes a new, nine-story parking garage that will provide patient access to surgical suites.

“This investment in our city not only is an economic generator, but also a commitment that will take health care to a higher level for the families of San Antonio and South Texas,” says San Antonio City Councilman Ron Nirenberg, whose district includes the Medical Center area.

Methodist Hospital opened in 1963 with 175 beds and a staff of 272 personnel. Today, the hospital has 882 beds and employs 3,538 workers.

Methodist Children’s Hospital opened in 1998 as the only such facility of its kind in the region. It provides services for youth from across South, Central and West Texas.

The project, for now, rings in at $175 million. At the presentation, an economic analysis showed the investment returned in 7 to 8 years in the form of ad valorem and sales tax revenues to all public agencies.

The design is expected to take 18 to 24 months. During this time, the county will look to procure property along the creek, a lot of it owned by the city of San Antonio, other pieces by private companies. The design process will dictate what land or right-of-ways will have to be handed over or purchased.

To pay for the project — which runs from the tunnel inlet behind Fox Tech High School down south to where it meets I-35 past Cevallos Street — the county estimates $125 million will be funded through certificates of obligation, a form of debt the county incurs.

St. Mary’s University professor Steve Nivin, who prepared an economic impact study, wrote in the report that the economic effects would likely be similar to those being seen along the Museum Reach of the River Walk. He expects a revitalized San Pedro Creek to bring residential development, thus contributing to the city’s goal of increasing the number of housing units downtown.
