Atlanta BeltLine involved in project up to 22 stories on Masquerade site

Quote:
The Atlanta BeltLine is involved in two projects that could add 22-story structures next to the Historic Fourth Ward Park, and eight-story apartment buildings a half-mile north of Piedmont Park.

At Historic Fourth Ward Park, the BeltLine is seeking to rezone land to a classification that allows buildings up to 225 feet high. The site includes the Masquerade nightclub, located in a stone structure built in 1900.

The BeltLine is the sole applicant on the rezoning request for 3.3 acres that’s adjacent to Historic Fourth Ward Park. The addresses are 670 Dallas Street and 695 North Avenue. The property has 243 feet on the southeast side of North Avenue, across from Ponce City Market.

Near Piedmont Park, a developer is seeking permission to use development rights it purchased in January from the BeltLine. The additional density would allow 180 apartments, parking deck, and a building to be built along Piedmont Road near Fat Matt’s Rib Shack. A related rezoning request would authorize a height of up eight stories.

As someone involved in the project there is hardly anything accurate about this article. It is simply incorrect. There is no proposal for a high-rise on the site.

First Look: Moda Reynoldstown

http://atlanta.curbed.com/archives/2...ynoldstown.php

Quote:
Behold, an exclusive first look at Moda Rtown — an amenity-rich residential project in the works for bustling Reynoldstown. St. Clair Holdings principal Colin Cavill says developers are waiting for only the final building permit, and construction should begin within the next 30 days. The Moda Rtown project will rise on a previously vacant property near the intersection of Weatherby and Wylie streets on the Beltline's Eastside Trail and bordering CSX's Hulsey Yard. The project will ultimately feature 45 townhomes and 20 condos.

Right. Turns out that the proposal is for a 220 unit, 5-6 story apartment project for the rest of the site surrounding the Masquerade.

14th and W. Peachtree

There is a tree removal notice on the empty lot on 13th and W. Peachtree. I had spoken to some people familiar with the project this summer that said it was a done deal, but the various restaurants on the property are still fully operational. That might change in the next few weeks/months.

North American Properties plans O4W apartments

http://atlanta.curbed.com/archives/2...w-pie.php#more

Quote:
Another large-scale apartment project could be coming to the fringes of Historic Fourth Ward Park, bringing hundreds of rentals and an injection of commercial life to Ralph McGill Boulevard. North American Properties, developers of nearby BOHO4W apartments and not-nearby Avalon, are pitching 250 apartments with a little ground-level retail space at the park's edge farthest from Ponce City Market.

According to a rezoning application filed last month, the project seeks proper zoning classifications for a multifamily development that would "enclose the Historic Fourth Ward Park with mixed use (and) encourage an urban and lively environment around the park." Notably, plans include a 4,400-square-foot restaurant or retail space, with a sizable patio overlooking the park's southernmost meadow. The development would hug a three-level parking garage with an amenities courtyard on top of that. At least some of the ground-level units would be walk-ups. And they'd be competing with more than 2,000 apartments proposed, under-construction or opened in recent years within a few square blocks.

One Museum Place to start construction in January

Construction on the project will not start until January, Wieland said, because he still has to get his debt financing finalized. It is expected to open in January 2016.

Yup, they should only have the amenity deck and crown to go... although, it looks like they're building molds to pour another floor, so maybe it will have more than the renderings showed

I count 24 floors and it looks like they are working on the 25th floor now with the crown still to come.

The rendering shows 2 ground + 22 residential + 1 amenity. It looks like they're making molds for a 23rd residential floor (sticking up where the concrete windows are). Maybe those are for something else though.

New hotel eyed for Tech Square

http://www.bizjournals.com/atlanta/p...ch-square.html
Quote:
A veteran Atlanta developer could lure a new boutique hotel to Midtown's Technology Square, an area already bustling with office and residential development.

Bob Voyles, principal and CEO of Seven Oaks Co., envisions a mid-rise urban campus at Centergy North, a roughly 4-acre site at Spring and 8th streets the company has owned in a joint venture since 2005.

Plans include 8- to 10-story buildings with up to 1.5 million square feet of office, hotel and potentially retail space to serve the city's booming startup community. Seven Oaks could sell the land or partner with others to develop it.

Elan Project Across From Edgewood Retail

This project has had a sign on the lot forever, I think it got delayed with the recession. Now they put up a new sign a few weeks back, and looks like it's going hot-n-heavy

Now just in the last week they've torn down all those houses, cleared the trees (except the ones on the street). Hopefully construction will start soon. This is just south of L5P, right across the street from the Edgwood Retail District. It also is really close to the MARTA station.

Sorry for the pic quality, I took it riding in the car.

Wood Partners proposes 22-story residential tower by Piedmont Park

http://www.bizjournals.com/atlanta/r....html?page=all

Quote:
Developer Wood Partners LLC is planning a 220-unit residential tower overlooking Piedmont Park, as the intown Atlanta multifamily boom shows little sign of slowing.
Wood Partners and architect Rule Joy Trammell + Rubio presented the 22-story project Dec. 9 to the Midtown Development Review Committee, an advisory group that makes recommendations to the city of Atlanta Bureau of Planning.
The proposal for the $80 million project comes as the intown residential market remains red hot. In some cases, apartment developers have been asking up to $1,150 for studios as small as 460 feet.

Gables mixed-use plans latest for E. Paces Ferry

http://buckheadview.com/2014/12/10/g...e-paces-ferry/

Quote:
A newly announced Gables Residential mixed-use development—with 327 residential units and 3,000 square feet of commercial space—is another in a growing list of development projects that likely will transform East Paces Ferry Road from Peachtree to Piedmont in the next year or two.

The project, on the northeast corner of East Paces Ferry Road and Maple Drive, will include 327 apartments in a high-rise building, along with townhome units along East Paces Ferry and a detached commercial space of 3,000 square feet along Maple Drive.

He said construction would likely begin in the third quarter of 2015, “if permitting goes well.”

Also mentioned in the article that is the proposed office building at 250 East Paces Ferry Road.

Solis Peachtree

Also adjacent to the Buckhead Atlanta development...

Quote:
Terwilliger Pappas presented the proposal for the tower, which could reach 20 stories and would include 300 residential apartment units, 470 parking spaces and 4,700 square feet of retail space, replacing the gas station and restaurant at 2965 and 2975 Peachtree Road.
