Going off of Nyguy's posted article on August 1st:

So basically they're gonna wait to see if they can expand the project or not before starting this bad boy???

If so, I think we'd have a while to wait for it to start. :-/

They always start these things before the max allowable density is approved, or in the case of residentials, even without full financing. Of course, if there are no needs to amend anything, all the better for projects when they start.

The birthplace of the New York skyscraper is set to receive its first supertall outside of the World Trade Center site. 45 Broad Street, located in the heart of the Financial District one block south of the New York Stock Exchange, will soar 1,115 feet high into the world’s most storied and romantic skyline. The 66-floor building will be stacked with approximately 200 condos and is being developed through a joint-venture between Robert Gladstone's Madison Equities and Pizzarotti IBC.

CetraRuddy are the architects. The firm is behind several tall towers in Manhattan including One Madison, 200 East 59th Street and Aro. This svelte, feathery marker, however, will be their tallest building yet and resembles none of their prior work— or any other New York skyscraper for that matter. Despite its uniqueness, the tower whispers jazzy Art Deco and pointed Gothic with its thrusting verticality and golden filigree, making it quintessentially New York.

Most places would dream of an accidental skyline, but here, it's just economics at work.

This building is going to be amazing. It’s the perfect complement to the nearby 1 Wall Street as well as the other art deco towers in the Financial District.

The renderings are pretty unprofessional for a project of this scale. That makes me a little nervous.

as expected, they got rid of the weirdo tapering toward the bottom and went with a standard base.

looks very good in the renders, but it could look great or cheesey depending on how they pull it off and the quality of the materials. i especially like how it evokes the original wtc.
