False creek isn't 450 feet higher than coal harbour.

... and sunlight. You'd get the Coal Harbour effect - much of the area is in constant shade. Plus views go all ways, not just to the mountains.

I have reason to believe that there should be some news coming up soon on the Amacon tower. Within a month or two if not before the end of this month. Also, that cantilevered design example I posted awhile back can be scratched. It has been completely redesigned. In terms of height, it won't be proposed for much taller than the current large office towers in the city, unless the City encourages them to go taller. Hopefully there won't be too much longer to wait.

That's sweet. at this point I don't even care if it's among Vancouver's tallest just so long as we have some sizable office projects coming down the pipe.

I'm postive that with the GM office tower, The new Bentall tower, all the existing office space in the works on current projects, there won't be a shortage of office space during the next decade, throw in the Manulife tower and the possible eatons/sears tower and there will be a glut of office space and prices will be driven down, especially with the slow down happening. Not being pessimist but a realist.

Just learned there is no office tower part of the upcoming Sears renos. Not sure what is planned.

The idea seemed a bit far fetched to me, could you imagine the total disruption, it would put Sears out of business for years.
Some of you may remember that in Victoria some years ago. In the Market Square Building at the bottom of Fort st(an Anthem property) they were also thinking of putting in a large hotel to fill in the whole courtyard. Needless to say, cooler heads prevailed.
On another note, I keep walking past the new Holt Renfrew, and the place is always empty. Maybe the expansion was a mistake, and someone confused Vancouver for New York.

They probably get a lot less walk-by traffic than they used to in the middle of the mall. I still see a lot of people walking around with the pink bags though.

Umm Im not sure what you have seen, but I have seen plans dated under a month ago that included a relatively large office tower.

I heard that the H&M will expand into downtown and occupy one third of
the Holt Renfrew store.

Yup, the H&M store is at least half completed and should open sometime this spring. I believe it's around 35,000 square feet in size.

I'm not sure what it is like on the average day but the only time I've been in there since the new store has been finished was on Boxing Day and it seemed quite busy (understandably).

holt's biggest mistake was that they didn't move onto robson. i'm not exactly a frequent visitor of downtown, but it honestly took me a while in order to find it.

I think Holts is and will do fine at that location. Bear in mind that it`s main street - Granville - is a building site at the moment and has very little car or pedestrian traffic - and yet the store is still relatively busy. Once the street opens, traffic to the store will rise. When the Pacific Centre redevelopment concludes (think Jacob and H&M, both huge draws), there will be even more traffic. And finally, when Holts opens it`s much-lauded top floor restaurant which will get lots of publicity, then they will even get the `ladies who lunch`traffic and the after-work and evening drinks crowds.

Robson Street is not their kind of customer (teens who want flashy high-street labels but don`t spend on couture or high-end fashion) - let alone they would need to bulldoze a whole block to build a big enough store...that`s not going to happen in this lifetime.

I was just talking with my audit partner and he said he heard there were two rumours over deadman's island in Stanley Park:

A) The Musqueum first nation, or some other developer, is wanting to develop sizeable twin towers on deadman's island since the city's federal lease has now expired.

B) The city is looking to use the land perch as a ferry terminal from downtown to Stanley park.

How credible are these options?

Well i brought up the first option some time ago, but I hadn't heard of the second.

The first option seems like a pie in the sky proposal to me, I heard of it from a very credible source, and I think the plans do exist, I just dont think they have a snowball's chance in hell of actually being approved. The second option seems far more plausable to me.

Bear in mind that the downtown streetcar is supposed to ferry tourists to Stanley park from downtown.
