Bad news. I drove by the Pacific Gateway/Navy Broadway Complex yesterday and saw they had installed an asphalt parking lot where the old navy building stood. Looks like ole papa Doug couldn't land funding. I am convinced that site will be the largest waterfront parking lot on the west coast until well after i am dead and gone.

Is it possible that the parking area is just on a portion of the site, while other buildings are constructed first? IIRC, part of the hotel site at BWay and PCH was used as parking while one of the towers was under construction. Could be the same here?

PS: Can’t imagine the Navy world allow their office buildings to be torn down without replacing them. New digs for the Navy was a guarantee by Papa Doug, IIRC. I’d imagine papa Doug has funding for the Navy offices as well as at least some of the other buildings to offset his cost.

That is a possibility since the new navy building would be built outside of where the new asphalt is. However, Manchester stated the site would be built out in 1 phase so I am not sure where a temporary parking lot would fit in that. However this new lot is right up next to the remaining navy building, so hopefully this means I am being a negative Nancy and this is actually a sign that the old asphalt parking lot is now ready for demo for the new navy building to start. Another thing that's strange is 2 story building on the north-east corner of the site was not demoed as planned (at least yet). Fingers crossed my assumption was wrong!

I read in the Reader that Manchester hadn't secured financing for the project yet. Also, from what I remember, the Navy's new office tower would be in the first phase.

Not sure why you guys are debating this all one has to do is google "Manchester Pacific Gateway Financing" to find this from October:

Plus Roger Showley said they had financing remember on the KPBS discussing and that demo would end this year and construction begin. I'm sure the parking lot is just a temporary staging area where they need some solid flat ground to put trailers and other equipment.

Anyone have information on the community plan updates that have been in progress over the last couple years? For example, did Hillcrest ever increase their height limits? What about Bay Park?

Speaking of surface parking lots, any word on the Cisterra ritz project? I’m worried that is going to linger and then be squashed if the economy begins to get jittery.

When I was in the Navy I worked as security in those Navy buildings. The one they demolished was mainly storage of furniture and stuff they were about to throw out, and as meeting space. That 2 story building has some restrooms maybe that’s why they didn’t demolish them yet. The navy building still standing is the headquarters of Navy Region Southwest and has a gym and stuff

it’s the mothership of Naval Base San Diego.

Sorry for the poor quality. New Pacific Gateway Lot. Pretty professional and expensive looking for a temporary lot. Includes reserved parking for government vehicles, landscaping, and permanent light poles. This could still be a temporary lot for the Navy employees while the new Navy building is built out with separate subterranean parking from the rest of the complex. Anything is possible...if not likely.

Updates are as follows:

North Park: Moderate increases in density along major transit corridors, preservation of single family neighborhoods.

Golden Hill: Nominal increases along transit corridors, new historic and preservations for single family neighborhoods.

Uptown (Hillcrest/University Heights/Mission Hills): This one was more controversial. The community planners submitted a plan that reduced densities and housing potential, and the city planning commission and the city council rejected it. The city instead adopted a more housing-friendly plan.

Bay Park is a currently being updated as part of the Midway Pacific Highway Corridor community plan update. It's a shit show with NIMBY's blowing their heads off and flying red balloons.

Overall, these plans are headed in the right direction, just very slowly and inefficiently. Most planning experts I've spoken too think the GH, NP and Uptown updates were really missed opportunities. I'm hoping statewide legislation such as the recently passed SB35 and the proposed SB827 will help us get around local housing roadblocks.

Kearny Mesa will be soon going through this process. Environmental review should start soon. They're proposing more of everything. Potentially the "next Little Italy" according to the Union Tribune (one of the more overused phrases locally in my opinion):

I guess I misread the article it says "Berkadia has been chosen to source the financing". I skimmed through too fast and missed the "source" part and thought it said they are financing Manchester Pacific Gateway. Funny that Papa Doug didn't have this lined up already seeing that he has had the lease since 2006 and everyone knew he would eventually win this frivolous lawsuits. You would think he could call up some guys in Abu Dhabi and get this thing funded.

Also don't you think the 1.3 billion price tag is a bit low? Seems like to build out that much highrise square footage would cost at least 2 billion.
