A new Marriott hotel project is afoot at 461 West 34th Street, a block from the Javits Center.

Also known as 428 10th Avenue, the 29-story development will boast 399 rooms, according to the plan exam application filed November 13th. DSM Design Group is the architect, and the developer is Atria Builders. The corner site is currently a vacant lot.

The 197,253-square-foot project will be called Courtyard by Marriott at Javits Convention Center, according to the site for the Manhattan Regional Center, which is partnering with Atria Builders on the building.

The hotel is being partially funded through the federal EB-5 program, which grants visas to foreigners who invest $500,000 or more in an American business. From 2008 to 2012, Marriott International has endorsed at least 14 projects using EB-5 financing, The New York Times reported.

Half a mile from the new project is another Courtyard by Marriott hotel at 307 West 37th Street.

I know that having a tower take up the whole block won't create streetlife/vibrancy but the retail in those tenement buildings are pretty bad. I would prefer if they built one big tower there and started over in this sterile neighborhood. The area is in desperate need of revitalization.

The rendering on Fischer’s website may or may not be slightly dated, but it appears to conform to the building’s outline in zoning diagrams, as well as the general street-wall. 461 West 34th Street’s appearance is very basic, but given the possible alternatives, that is not necessarily the worst outcome for the site.

While the location of the project is currently marginal, the imminent rise of The Hudson Yards will completely change its dynamic, which also begs the question: Why build a basic, frill-free hotel on the corner of what will soon become one of the most iconic intersections in New York City? With ‘supertalls’ lining the other side of Tenth Avenue, the rendered plans for 461 West 34th Street are underwhelming — and given the proximity to tourist attractions and subway access, 461 West 34th Street could surely support additional density.

Regardless of the site’s obvious potential — which far exceeds what is allowed by zoning — construction is now imminent. No activity is evident on-site, but given the recent approval of permits, excavation should soon begin, as completion is expected in 2016.

Near the site on 34th, there is is a parking lot with a parking deck near it, some crummy four story structures, and a McDonalds. These look like some prime spots for development. 34th Street is essentially going the route of 42nd street in terms of development. Hopefully the canyon effect could expand all the way towards the Hudson River.
