Didn't sell quite as well as Massey Tower, yet it's moving forward before that project.

I think it's because it was proposed well before massey tower so they probably got most of their building permits already. I'm guessing of course I don't know for sure.

This is also not an investors condo. Large, luxurious units are aimed at financial sector employees raking in the $. I am amazed, but condos generally have a set "sales period" in which they sell, and they won't start earlier than. Most condos sell by the end of this period, with varying degrees of timing. Places like casa 2 sell out in a day, but don't start for 6 months. Places like 88 Scott barely scrape through enough sales by the end of this period. And places like Monde have to extend their periods due to slow sales.

Press Release from Concert Properties whom is developing this project.

Only 65% sold. I'm surprised they are going ahead. Surprisingly, this one sold slowly and hasn't gained much ground in sales in several months now.

65% will get them through demolition. Hopefully, for Concert by the time the site has been cleared for excavation they will have reached 85% sales to begin construction. They must be hoping for a hot spring sales streak.

concert is owned by a pension fund and doesn't have to worry about funding, they build when they feel like it.

I hope the market shakes off what seems like the winter doldrums. 88 Scott should have sold better, but maybe the units are too expensive.
I read recently in the Star that total home sales in Toronto in Nov. 2012 were significantly higher than in Nov., '11, which seems to fly in the face of the reported slowdown.

Someone from UrbanToronto got a letter from the developer for 88 Scott acknowledging that there was an unanticipated delay, but stating that demolition will begin within the next few weeks.

A source on the other forum, plus some here have stated as much. I believe that the exterior site prep work for demolition will start at the latest in the fall. So things seem to be moving smoothly here.
